HOUSING DEMAND As the need for housing in Pugerville and Hutto increases rapidly, city ocials and developers are working to bring more units to the area.

Local population growth drives up demand for new housing options At one point in mid-December, a time of the year when demand for homes usually slows down, there were 20 oers on one resale home in Hutto, according to local Realtor Katie Evans. The unusually high number of oers at a time when experts say demand tends to fall is indicative of an emerging challenge in the area—as Pugerville and Hutto continue to see strong pop- ulation growth, the supply of housing must keep up, Evans said. “I’m honestly a little scared of what the spring is going to bring us, because things have not slowed down to the degree I would expect,” Evans said. In order to accommodate the two- pronged problem of rapidly rising pop- ulation in combination with substantial increases in housing costs, area ocials and developers are working to bulk up the number of housing units avail- able for residents as well as continue diversifying options for housing. From single-family rental homes to apartments, condos and duplexes, housing units and options in Puger- ville and Hutto are growing, but local ocials and developers are not certain the eorts will keep pace with demand. Several major road projects slated to begin in 2022

In keeping with rapid development and population growth in Pugerville, ocials are continuing to pushmajor transportation projects throughout the city forward in 2022. As part of a $101.7 million 2020 general obligation transportation bond, city sta are working to advance street overhauls, improvements and realignments. During a late November City Council meeting, sta updated ocials on the progress of those projects. Three key projects that will advance later this year include: 1 Upgrade of East Pecan Street The improvement of East Pecan Street will run from its intersection with SH 130 to Weiss Lane, and city information states preliminary designs intend to transform the section of road into a six-lane urban roadway with a raised center median. Other improvements will include construc- tion of a new bridge over SH 130, instal- lation of curbs and gutters, underground storm facilities, pedestrian facilities and utility relocation. The project has been in design since July and will be until February 2023. 3 Main Street extension Preliminary designs show the Main Street upgrade will extend the road and create a two-lane urban roadway from its eastern terminus at Railroad Avenue to Old Aus- tin-Hutto Road.
