Retail follows rooftops along SH 130 in Hutto and Pugerville Retail ripple

As new residential areas continue to spring up along SH 130 in Pugerville and Hutto, the growing number of single-family homes, apartments and other housing types is drawing retail and commercial developers and bringing better access to goods and services. The SH 130 corridor provides access to the region, which encourages growth and higher-density development near the toll road and gives real estate professionals a strategic advantage. Pugerville Mayor Doug Weiss likened it to “ripples in a pond,” explaining that growth begins with a central hub and gradually spreads outward.

Childcare scholarships, after- school care and other efforts are underway to grow a voter-ap- proved initiative to provide more affordable childcare for low-in- come families in Travis County. Overview In 2024, voters approved increasing the county’s tax rate to generate $75 million for the Raising Travis County initiative. So far, the county has awarded more than $28 million to the Workforce Solutions Capital Area nonprofit as well as local school districts and other community organizations. Travis County distributes childcare funds
Over the coming months, an additional $17 million in childcare contracts will go before the Travis County Commissioners Court for approval—the majority of which may cover after-school care for children ages 4 and up, said Leah Meunier, strategic adviser for Raising Travis County. Current situation The Raising Travis County program is working to increase available spots for childcare while also improving the quality of the programs, Meunier said. The county has awarded $17.34 million to Workforce Solutions Capital Area to cover 1,000 child- care scholarships for children up to 3 years old. The organization has also received $4.16 million to cover improvements at 150 childcare providers, such as teacher raises or updates to curriculum.

Zepeda wins place 4 race for Hutto council as place 1 heads to runoff
Hutto voters elected a new City Council member during the May 2 election, while residents will have to return to the polls in June for a runoff election. The overview Corina Zepeda won the election for Hutto City Council Place 4 after receiving more than 54% of the votes, defeating Brandon DeLeon. The water level of Lake Pfluger- ville is climbing after multiple breaks to the city’s Colorado River pipeline occurred in recent months, halting water flow into Pflugerville’s primary reservoir. The overview The city announced April 24 that Lake Pflugerville’s level officially reached the targeted elevation of 633 feet. The lake’s rise comes after city officials declared a local disas- ter and set restrictions across the city in March, following four breaks to the water line. A fifth break then occurred on March 17. With the improved level to the lake, the city moved into modified Stage 1 emergency water restric- tions on May 1. Under Stage 1 restrictions, hand watering of lawns and landscapes is allowed on designated watering days before 10 a.m. or after 7 p.m. Vehicle washing is allowed on designated days using a bucket or hose with a shutoff nozzle. Use of water to wash, rinse or treat outdoor surfaces is prohibited, Lake Pflugerville reaches target of 633 feet
Zepeda will replace outgoing council member Peter Gordon on the dais. The race for Hutto City Council Place 1 will move to a runoff elec- tion between Jerrel Reynolds and Brandy McCool, after no candidate received more than 50% of the vote. The runoff will be held June 13. Reynolds received 41.9% of the votes, followed by McCool’s 24.1%. and swimming pools and hot tubs are allowed to operate normally, although pools may not be drained or refilled. Additionally, fishing at Lake Pflugerville is allowed from the shore and piers, but lake swim- ming and boating will not be permitted until the lake reaches 634 elevation. Going forward The city is also planning for a two-week scheduled shutdown in late May to allow crews to com- plete the full repairs to the existing raw waterline. The two-week shut- down will not result in a disruption in service delivery.

Burnett’s Food for the Soul brings avors of Chicago A Pugerville restaurant owner oers both physical and spiritual nourishment with his “northern” take on soul food. About the business Burnett’s Food for the Soul is owned by Darius
and chicken, he said. Also on the menu are pork chops; chicken wings and tenders; gumbo with shrimp, chicken, crab, turkey sausage and okra; tacos; and sides including red beans and rice, dirty rice, collard greens, fries and candied yams. Giving back In addition to feeding customers at his Pugerville restaurant, Burnett feeds people experiencing home- lessness twice a week. With a desire to connect and provide a “push” to help get them back on their feet, Burnett began pre- paring meals to distribute to folks in the area. Later, he partnered with Pastor Terrell Chapman, who ministers to those joining Burnett for a meal.
Burnett, who said the restaurant was intended to be run as a family venture, but became a solo operation after a loss in the family. Although Burnett did not have experience as a cook, he said he loves food and took the risk of moving from Chicago to Texas to open the restaurant. “The plan was to open a restaurant coming to Texas,” he said. “I just said, ‘I’m just going to go on ahead and shoot for the stars. Only thing you can do is either succeed or fail.’” What’s on the menu Burnett said he just launched the 11th version of his menu in April. In the two years since he opened, he has expanded the menu from just ve items to cater to local tastes, such as oxtails, which he prepares with teriyaki sauce, carrots, potatoes and onions. “When I got down here, I never knew how to prepare oxtails,” he said. “You guys love oxtails. I had to learn how to perfect that taste.” His most popular menu items also include catsh

Officials develop initial vision for Project Nexus Project Nexus—a proposed mixed-use develop- ment in Pflugerville—has a new timeline as officials with the city of Pflugerville and the Pflugerville Community Development Corporation have begun developing a vision for the 53-acre site. Overview In 2025, Pflugerville City Council approved an $18.2 million bond issuance to provide PCDC with the funds to purchase 53 acres located west of Lake Pflugerville. The city and PCDC have since brought on real estate firm Jones Lang LaSalle to help develop goals and objectives for the project, which were presented to City Council in early April. Through work sessions with PCDC, the city and JLL, officials identified three aspirations for the project, including: • Fostering an authentic identity

Zydeco withdraws data center zoning request Zydeco Development, an Austin-based com- mercial real estate development firm, withdrew its request to rezone a parcel of land currently designated for residential uses to build a data center, Hutto city officials announced in a news release April 17. What you need to know Per the news release, Zydeco’s proposal for the data center at 450 Ed Schmidt Boulevard would have required amendments to Hutto’s future land use map and the SOAR 2040 Comprehensive Plan to convert the site from being zoned multifamily residential to heavy industrial. Director of Development Services Howard Koontz formally recommended against approving the request on April 7, per the release. Hutto ISD’s cuts, higher property tax revenue erases $3.5M shortfall In an April budget update, Hutto ISD Chief Financial Ocer Caleb Steed said the district expects to meet its nancial goal of a balanced budget for the 2026-27 nancial year, following district-wide budget reductions amid higher property values. In a nutshell While home values have decreased on average, Steed said commercial and multifamily property values have grown, increasing expected revenues by about $5 million. He said his department is also plan- ning compensation increases for certain positions, as well as a rst-time program to incentivize campus performance by rewarding administrators. The details Steed said the district reduced projected expenses by around $770,000 by locking in contract pricing for fuel costs, eliminating dual-credit course fees through Temple College and through department-level budget decreases. With this freed-up funding and increased revenue, he said the district is planning personnel additions, including those for Hutto High School No. 2; pay grade adjustments and alignments; and a new administrator incentive allotment. Budget discussions will continue over the next two months. Pugerville ISD sta to receive pay bump Pugerville ISD teachers, professional support, nurses, psychologists and diagnosticians are slated to see pay increases in 2026-27, following the board of trustees’ approval of the compensa- tion package during the April 16 board meeting. The details The recommendation included a step pay increase for teachers and teacher-related posi- tions, nurses and professional support positions. Starting teacher salaries for Teacher Retention Allotment, or TRA, qualied teachers will continue to be $58,300. The recommendation also included a $5,000 stipend for school psychologists and diagnos- ticians, which Chief Human Resources Ocer Willie Watson said is for retention and recruit- ment purposes. Watson added that there are no other sta pay increases proposed for 2026-27 due to the district’s nancial situation. Chief Financial Ocer Jennifer Land said the nancial impact to the budget based on this compensation package will be about $1.5 million.
