Local single-family rental home market booming

Commercial real estate trending strong with returns to in-oce work

Despite early predictions about declining demand for oce space, industry experts say a need for com- mercial real estate is rebounding amid rapid growth in Round Rock, Pugerville and Hutto. Data from real estate services rm CBRE shows commercial real estate continues to increase in these three cities. At the same time, the area’s vacancy rates are shrinking, a trend that experts say is likely to gain momentum. In the Round Rock, Pugerville and Hutto area, there is only one active single-family rental com- munity called Legacy, which contains 83 homes available for rent. However, there are more than a dozen sin- gle-family rental communities in some stage of development throughout Williamson County, including Leander and Georgetown. “Overall, it provides another housing option for people,” said Brad Wiseman, director of planning CONTINUED ON 28

During roughly the next two years, the market for rental homes in Williamson County will increase substantially due in large part to abundant growth in one area: the single-family rental community. Separate from rental homes owned by individu- als who act as landlords, single-family rental com- munities are essentially subdivisions of houses typically owned by one entity or company. Addi- tionally, all or most of the homes in the community are for rent, not for sale.

The eort will bring new and upgraded elements, including MetroBus, MetroRail, Pickup ride-hailing zones, and bicycle and pedestrian zones. Project Connect will also reach some cities outside of Austin, with the potential for more to join. However, there are plans underway and potential options for public transit outside Austin that are both a part of Project Connect and not aliated with the project. Capital Metro is a transportation taxing entity that connects people by providing several transportation options throughout the Austin metro. It was established by a voter referendum Jan. 19, 1985. It is funded largely through a 1% sales tax levied by members of its service area, and outside of Austin, it has six other member cities and services parts of Travis and Williamson Counties. MEMBER CITIES To become a member of Capital Metro, a local government must hold an election. If the election passes, the city becomes a member and pays $0.01 of every $1 in sales tax revenue to Capital Metro. Often, cities must reduce some other portion of their budget to compensate for the membership requirements. NONMEMBER CITIES  PLANS UNDERWAY Beyond member cities, Capital Metro sta is working with sta in several nonmember cities to come up with contracted services for bus and door-to-door transit service. Texas Department of Transporta- tion crews began work in mid-June on a project to address congestion on southbound I-35 between Hwy. 79 and SH 45 N in Round Rock. Crews are constructing an extended entrance and exit lane between Hwy. 79 and SH 45 N to improve merging conicts and congestion in the area. TxDOT Austin District Engineer Tucker Ferguson said the stretch of road is the 34th most congested portion of roadway in the state. As part of the project, the median barrier will be shifted to accommodate the additional merging lane. Crews have already begun the process of moving the median deeper into the highway and restriping the south- bound lanes. The project area will also receive new high-mast lighting similar

EDUCATION RRISD superintendent reinstated despite investigation results

An investigation into personal misconduct by Round Rock ISD Superintendent Hafedh Azaiez con- cluded that he would not be eective if allowed to continue his position with the district. Community Impact Newspaper obtained the report June 9 through an open records request. After a rec- ommendation from Texas Education Agency district monitor David Faltys, the RRISD board of trustees hired third-party investigator Ann Dixon, who presented her report to the board March 8. The report is based on three weeks of interviews with 22 people and reviewing documents, including emails, text messages, police reports and legal documents. In the report’s executive summary, Dixon stated that in addition to her investigation, Azaiez had two active investigations into his conduct by the Travis County Sheri’s Oce that were related to the scope of Dixon’s ndings. Dixon stated a third accusation investigated by the sheri’s depart- ment could not be substantiated. Dix- on’s report also stated the TEA had an active investigation into Azaiez as of the release of the report. Information

board voted to reinstate Azaiez as superintendent after a nearly three-month paid suspension from Jan. 6-March 24, she had concluded there is no active investi- gation into criminal wrongdoing by Azaiez. “As I said in March, the report con- ducted by the external investigator, along with the information provided by the Travis County Sheri’s Oce that the investigation into Dr. Azaiez is inactive and no charges are forthcoming, provided the board with the facts necessary to make the important decision to reinstate Dr. Azaiez as superintendent of schools,” Feller said in a June 9 email. Citing further pushback against Azaiez as “misinformation” and “rumors and innuendo,” Feller said she believes the board made the right decision to reinstate Azaiez, and his continued role as superintendent is in the district’s best interest. “It is time to focus on the stu-
