Grapevine implements business facade grants Grapevine City Council unanimously approved the creation of a historical facade preservation program for commercial buildings during a joint meeting with the planning and zoning commission April 21. The details City staff allocated $100,000 for the fiscal year 2025-26 program, which is funded through economic development funds. The maximum match under the program is $10,000, and the city has committed to matching 50% of costs for material and labor, said Paul W. McCallum, the executive director of Grapevine’s Convention and Visitors Bureau. The requested changes must also be permanent, he said. McCallum said all requests will be reviewed by a board and eligible projects must be pre-approved for reimbursement. To be eligible for the program,
Southlake issues $14M for water, road projects Southlake City Council approved a maxi- mum of $14 million in certificates of obligation bonds during an April 21 meeting for various construction and infrastructure projects in the capital improvement program. According to city documents, the city would receive the funding in late May. What you need to know The capital improvement program has more than $36.7 million planned for water, waste- water and road projects for fiscal year 2025-26, which spans from Oct. 1, 2025, to Sept. 30, according to previous reporting. The city’s property tax will repay the debt for the mobility projects, while the storm- water drainage funds will repay the debt for the drainage projects, according to city documents.

The North Central Texas Council of Governments, through its role as the metropolitan planning organization for the Dallas-Fort Worth area, plans for more than 8.5 million travelers each day. That number could reach up to 10 million a day with an inux of visitors for the FIFA World Cup, which will play nine games at AT&T Stadium in Arlington, known as Dallas Stadium for the event, between June 14 and July 24. “Transit is the backbone of this particular plan because of the magnitude of international guests we are going to have and the propensity of transit in their home country,” said Michael Morris, director of transportation for the North Central Texas Council of Governments. NCTCOG, Dallas Area Rapid Transit, Trinity Metro, the Texas Department of Transportation, Trinity Railway Express, and the cities of Dallas, Fort Worth, and Arlington will work to move fans. “Any major sporting event requires months of collaboration with partners across multiple sectors, including transportation,” said Monica Paul, president of the North Texas FWC Organizing Committee.

Paul said the economic impact for North Texas will range between $1.5 billion and $2.1 billion , which is accounted for by the incremental tax dollars that visitors are bringing into the area from hotel tax, rental car tax and sales tax. During a speaking event in Westlake on April 21, she said there will be 100,000 visitors per day during days games are played and more than 30,000 people daily at the FIFA Fan Festival, which will run 34 days at Fair Park. Paul said the 1994 World Cup is still the high- est-revenue-producing FIFA event ever, with $100 million in prot. Dallas hosted six games that year, including a quarternal.
Morris said the NCTCOG plan includes starting to monitor road conditions ve hours before game times. There will be 125 transit vehicles in motion in the region. The World Cup start times for games in Arlington are at various hours, which could impede trac, Morris said. Trinity Metro Chief Operating Ocer Reed Lanham said train rides will run every 30 minutes to accommodate the expected increase in ridership. Trinity Metro will also have buses on lease at a cost of $5.54 million to transport matchgoers if the trains get full. Last year, Trinity Metro saw an increase of 12% in ridership compared to 2024, with 872,329 passengers, according to previous reporting. Richard W. Andreski, Trinity Metro president and CEO, said a case study around the Grapevine Main Station showed sales tax revenue grew at twice the pace within walking distance to the station compared to the rest of Grapevine. Je Strawn, Grapevine’s CFO, said sales tax makes up 48.5% of the scal year 2025- 26 budget, paying for police, street mainte- nance and parks and recreation.

Caroline Mays, TxDOT senior director of Planning and Modal Programs, said work is underway along I-30 near AT&T Stadium and along SH 360 to CentrePort Station, near DFW Airport. She said an accelerated timeline includes signage, trash pickup and xing potholes. Paul noted that the region will host the NCAA men’s basketball Final Four in 2030 and the women’s Final Four the next year. There are also eyes on the Women’s World Cup games in 2031. Marty Wieder, executive director of the Arlington Economic Development Corp., said there are bigger goals. “I think it also helps us play up to Roger Goodell and the NFL,” he said of hopes of another North Texas Super Bowl bid. “But one day, somewhere down the line, we’re going to have a chance to bring the Olympics to North Texas.”

RTown Gallery brings ‘vibrant’ vibes to Grapevine A local art gallery, RTown Gallery, oers a unique space for exhibiting and appreciating works of art. Read all about it Visitors of RTown Gallery have described the location as bright and colorful, gallery manager Fawn Brown said. “All the artists and the people that we work with, you can really see them shine with their personali- ties. And that’s a lot of fun,” Brown said. The gallery rst opened in 2022 before relocating to its current location in January 2023. Artists exhibited at the gallery tend to have an eclectic style, gallery owner Rachel Cerny said. “[The gallery is located in] a very historic down- town, which is charming and everyone loves it, but I think it brings the energy of today,” Cerny said.

Quarterly sales data shows declining home prices in DFW
The median price of home within the Dallas-Fort Worth-Arlington metropolitan statistical area, which includes Grapevine, Colleyville and South- lake declined year over year in the rst quarter of 2026. The number of closed sales also declined, according to data from the Texas Quarterly Hous- ing Report, while the number of active listings increased within the quarter. Data in the report comes from the Texas Association of Realtors and local realtor partners. The details The average median sales price for a home in the area during the rst quarter of 2026 was $380,000, a 2.8% decrease from the $392,000 median price in the rst quarter of 2025. Statewide, the median price was also lower year over year for the quarter for the rst time in a decade, per the report. “In the early 2020s, we went from steady price appreciation statewide to something more

Holt Farms Project: Holt Farms will have 10 homes on 11.8 acres southeast of the intersection of Bandit Trail and John McCain Road. The neighborhood will feature upscale, custom-built houses developed by Calais Custom Homes, starting at $2.5 million. The gated community will feature an average of 47,000 square feet per lot. Ferguson Place Project: The development is a 13.67-acre tract near Lone- some Dove Road with 34 lots. Depending on the location, the house is in either Southlake or Grapevine. The size of the lots ranges from 7,511 square feet to 12,104 square feet. The homes are within the Carroll ISD boundary. Update: Ferguson Place has four lots left, as of April 21, according to Eason Maykus, president of Maykus Homes and Neighborhoods. • Ferguson Road and Lonesome Dove Road • www.maykus.com Oak Hill Project: The 21-lot housing development is located near Glade Road and SH 360. Grapevine City Council approved the project in August 2023. Jane’s Place Project: The 15-lot development will feature four open spaces on 22.7 acres off North Peytonville Avenue. The subdivision is named after the previous owner of the land, Arthur Janes. Coleigh Home is behind the development. Update: Council approved a request to reduce the number of lots from 15 to 14 during the March 3 meeting.
