Flower Mound to look at Sunrise Circle sewer issue Flower Mound Town Council on Dec. 4 asked town sta to explore and evaluate ways to create a septic replacement program for the Sunrise Circle neighborhood and have a meeting with Texas Water Utilities ocials to discuss water quality. Zooming in Assistant Town Manager Tommy Dalton discussed options with council at the meeting. He gave a history of the Sunrise Circle area and discussed funding an extension of sewer services to the Sunrise area, located in the western side of town o US 377, as well as the town’s policy regarding wastewater extensions. He also dis- cussed water quality, zoning and septic systems. “There’s a lot of frustration, and I respect that,” Dalton said to council. “I understand why the residents were frustrated. That’s why we reached out, to try to have this dialogue. It’s a lot of history
Town Council OKs site plan for development Argyle Town Council on Nov. 20 approved a site plan for a mixed-use development on a portion of a 10.4-acre tract of land near US 377 and Rusk Street. The details The agenda memo states the site plan application proposes one tract to have a 15,000-square-foot mixed-use building fronting US 377, with 7,500 square feet for retail and a minimum of 5,000 square feet for restaurant use. Further into the development, four tracts would have 5,000-square-foot oce buildings, with a private access drive and re lanes o US 377 and Rusk Street as well as a connection to the existing parking lot of the First Baptist Church to the south, the memo states.

Dalton said council could fund an extension of sewer services ending at the southern cul-de-sac of Sunset Circle. The project would then be rebid, and city sta anticipates increased costs because of materials and labor. It could also increase the budget to extend the project to the northern cul-de-sac. AISD selects name, zoning for new school On the heels of naming its fourth elementary Jane Ruestmann Elementary School, Argyle ISD board members approved staff’s zoning recom- mendation Dec. 18. The details The new school is only one of the factors that required the board to rezone boundaries. Other factors contributing to the need for rezoning include increased enrollment numbers for existing and future developments; minimizing the impact to currently enrolled students; and aligning with the long-term boundary and facility plans. According to district documents, 331 students are scheduled to be rezoned from West Elemen- tary to Ruestmann Elementary. A closer look District documents state two exemptions for

Project: Highland Village city staff evaluated the 126 asphalt pavement streets located within the city using a pavement condition index from its street maintenance program. Several streets were identified as failing. The streets are grouped into three construction projects with engineering design ongoing, and the construction phase began in summer 2023. Update: The city has secured a contractor and is currently constructing Phase 1 of the project. Phase 2 is anticipated to go out for bid in February 2024. New coffee, tea shops open in Flower Mound, Argyle A few new coffee and tea shops opened in Flower Mound and Argyle in 2023. From pop-up coffee to boba milk drinks, these businesses offer a variety of options. TeaLatte Bar is a Hawaiian-based chain that offers brewed-to-order tea and other beverages. 1102 Bubble Tea & Smoothies serves coffee, tea, boba milk drinks and more. Bunker Brew is a newer option. The pop-up drive-thru coffee truck serves a number of beverages and can be found in downtown Argyle during most weekday mornings.

Honestly, you either love [this workout] or you hate it because it’s the heat. I always wanted to bring this specic studio because of how much it helped me in the area where we raised our kids. That’s why I opened it here in Argyle because I wanted to bring all the benets to the people locally to our community, and it’s been absolutely fabulous. What do you hope you can oer people that they may not nd elsewhere? We’re very personable. The girls I have on sta ... want to get to know you and your tness goals. And they want to help you get there, whether it’s to lose weight or gain condence or get your headspace right. It’s kind of an all-in-one package. It’s not just a gym to work out and get strong and lose weight physically—there’s also a mental aspect. I just want people to come in and enjoy it

There was a trend of gym and tness places opening in the Flower Mound, Highland Village and Argyle area in 2023. As part of that trend, Community Impact talked with Hotworx owner Heather Lee-Anthony about her business in Northlake amid the inux of tness facilities in the area. Hotworx opened in January 2023 and has grown in memberships—more than 700—as Lee-Anthony said people discover they can get a workout that doesn’t require the familiar components of a traditional gym. Located at 1248 FM 407 W., Ste. 200, Northlake, Hotworx is a virtually instructed exercise program that allows people to experience infrared heat absorption, while completing a 30-minute isometric workout or 15-minute high-intensity interval training session, according to the company’s website. This interview has been edited for length and clarity. Why do you think there have been so many gym openings recently in the area? I wanted to open one where I knew that sports was a big factor. The school district was good, the sports are a big deal, and that’s why we ended up in Argyle. ... I think there’s a lot of [gym owners] in ... this area that

We’re trying to introduce some new workout equip- ment on the backside—that way we can get more toward the male aspect, the weightlifting. I’m working with cor- porate on that. ... We’ve got a bunch of new app updates coming out. We’re just looking forward to staying in the community for the next 10 years and growing, and we love being part of the local [homeowners associations] and the communities and getting out there and doing school events. Staying connected with our community is a big thing.

The overview
Highland Village City Manager Paul Stevens and Community Development Coordinator Autumn Aman said the shopping center has been critical for the city’s economy. Stevens said the center accounted for $928,000 of yearly sales tax revenue in fiscal year 2022-23. “That’s roughly 17% of our total city sales tax,” Stevens said. Stevens said the city had $1.6 million in sales tax revenue in 2022 as the pandemic was waning and people got out more. The Shops can rebound again with new businesses, he said. “All of that helps recruit other businesses as well,” Stevens said. The Shops at Highland Village saw a rebound in its number of visitors in 2021 and 2022. Through Dec. 15, data showed it had seen 3.1 million visitors over the previous 12-month span. That outpaced the number of visitors at both the Highlands of Flower Mound and the Robertson’s Creek developments.

The Shops currently has close to 70 mer- chants, though space is available, Wadhwa said. The shopping center remains a retail-only venture, as a zoning change for a multifamily development failed to launch in 2023. The Shops is focused on leasing the open spaces at the center, but they keep customers in mind, Wadhwa said. “Most places I have gone into have a personal touch—it doesn’t feel like a rushed mall,” said shopper Manny Rodriguez of Flower Mound.
Jim Verfurth owns Shoal Creek Tavern, which opened in 2017, and Lambeau’s America Kitchen and Taps, which opened in 2019. Verfurth said he and the community benet from The Shops. Nasr Bros. Owner Elie Nasr said The Shops provides opportunities for growth and for busi- nesses to make rst-time and repeat customers. For his business, customers who buy an engage- ment ring often return for the wedding band. “Our customers are more like our family—they come and say hello all the time,” said Nasr.
More businesses are expected to open soon at The Shops. Body20 and Orange Twist are constructing new spaces, with the former set to open in January and the latter expected to open in February. Orange Twist is an upscale med spa and Body20 is an electric muscular simulator training business. Dragon House, a Chinese restaurant, will open in mid-2024. Tenants at The Shops are doing well, Wadhwa said. He said The Shops is looking for a good mix of larger and smaller tenants. He said he’s excited about the new tenants that will come in 2024 and how that can bode well for the shopping experience. “We do want to get the big names, the national brands, if possible,” Wadhwa said. “Obviously, for the smaller spaces, we would like the locals as well.”
