Come Home To Park City Park City attracts buyers who think long-term. They pay attention to access, seasonality, rental rules, proximity to lifts, and how a home functions during both peak ski months and the quieter stretches in between. We work directly in the Park City market to help align pricing, timing, and presentation with how buyers actually evaluate property here, not how it looks on paper. From understanding demand cycles to positioning a home for the right type of buyer, The Kink Team focuses on practical strategy that supports informed decisions and clean outcomes. Why Choose Park City
For many buyers, Park City starts as a place they return to again and again. Long weekends turn into full weeks. Winter trips stretch into summer stays. It’s close enough to reach without planning a vacation, but far enough to feel like a true change of pace once you arrive. That balance is what makes it work as a second home, not just a vacation spot. Over time, people aren’t just buying a house here, they’re buying an easy reason to come back. Easy access through Salt Lake City International Airport, making weekend and short stays realistic A true four-season destination, with energy well beyond ski season Neighborhoods designed for lock-and-leave living, privacy, and flexibility A steady mix of second-home buyers, long-term owners, and repeat Park City regulars

TOWNSHIP FROM THE BOARDROOM
JANUARY 2026 - INFORMATION PROVIDED BY THE WOODLANDS TOWNSHIP
CAN I CUT DOWN A HEALTHY TREE?
No. Residential lots in The Woodlands have been developed to preserve as much of the natural forest as possible. It provides the unity and constant “sense of green” that
As we look to the new year and reflect on 2025, The Woodlands Township Board of Directors advanced a series of initiatives that strengthen community engagement, public safety, economic vitality and long-term planning. In December, the Township issued a proclamation supporting America250, the nationwide observance of the 250th anniversary of the signing of the Declaration of Independence. The proclamation encourages residents to participate in programs that honor American history, celebrate the present and inspire future community involvement. The Township Board also recognized the Township’s Parks and Recreation Department for earning finalist status for the American Academy for Parks and Recreation Administration Gold Medal Award, placing The Woodlands among the top park systems in the nation. Public safety is and continues to be a top priority. The Board approved key agreements with Montgomery County to fund supplemental sheriff’s office positions dedicated to The Woodlands, continue specialized investigations into crimes against children and internet crimes, and to fund Flock Safety license plate readers to strengthen crime deterrence and investigative efforts. To support economic growth, the Board approved the continuation of its partnership with The Woodlands Area Economic Development Partnership, reinforcing business recruitment and retention efforts critical to a strong local economy. During 2025, the Board made significant progress on its Strategic Planning priorities, with advancements in public safety, transportation, communications, emergency preparedness and technology. The Board also advanced capital improvements by approving Phase 1 renovations at Alden Bridge Sports Park—delivering new fields, amenities and lighting under budget— and moving forward with planning for a future golf complex using a public-private partnership model, bike lane safety enhancements along Lake Woodlands Drive and expanded cellular coverage throughout the community. Residents are invited to stay informed by attending Board of Directors meetings or watching meetings online at thewoodlandstownship-tx.gov/boardmeetings.
RESPECT THE PATH BY BEING VISIBLE Remember to stay visible while on the pathways after dark! Always wear reflective gear, use bike lights, headlights and wear bright colors to stand out so others can see you! The Township’s Neighborhood Services Project 365 reminds us all to do our part to keep our pathways safer — Respect The Path! Remember: Motorized devices such as electric bikes and scooters are not permitted on The Woodlands Township pathways. While use has increased, the Township does not encourage or endorse the operation of these devices on the pathways. Please help us promote safety, awareness and respect for all users of our beautiful pathway system. THEWOODLANDSTOWNSHIP-TX.GOV/COVENANTS grade) can be removed without a permit. Ian Guillory @ Cellar 24
Originally from Lake Charles, Louisiana, Ian Guillory has been a radiological imaging engineer for 25 years while juggling his passion for music. What inspired you to start making music? I started making music in church, getting my feet in learning and actually playing live. [I] branched o in writing my own music because it felt like the most natural progression to express emotions and ideas I couldn’t always put into words. When did you start making music professionally? [My] rst live performance was my freshman year [of high school] ... and let’s just say it was a learning
experience. But I still loved it, and it made me want to get better. What do you hope listeners feel when they hear your music? I hope listeners feel a connection when they hear my music. But more than anything, I want it to feel honest—like it’s speaking to something they’ve experienced or felt themselves. Whether it brings comfort, motivation, or just a moment to escape and re ect, I want the music to leave them feeling seen and a little more inspired. • Feb. 13, 7 p.m. • 6700 Woodlands Parkway, The Woodlands • www.cellar-24.com

Township seeks bids for cell tower
Next steps
If the township decides to build a cell tower on public park property, it would require a public hearing, according to state law. The township put out a request for proposals from federally licensed wireless telecommunications companies on Dec. 15, which includes details about locations, design elements, cellular network improvements and the public hearing process. The deadline for proposals is Feb. 6. After the request for proposal process is completed, the township will receive the recommendations from the sta and could award the bid Feb. 19, according to the meeting documents. The initial term of the lease would be for 10 years, with renewal terms of ve years each, according to the RFP.
The Woodlands Township board of directors is accepting proposals to build a new cellular tower on township property. The board approved starting the public bid process Dec. 4. Previously, in March, the board directed sta to look into options to bring an additional tower to The Woodlands to improve coverage, according to previous reporting by Community Impact . Since then, the township has been working with township developer Howard Hughes and cell phone companies, township IT Director William Pham said at the Dec. 4 meeting. Howard Hughes agreed to consider waiving restrictions against commercial towers on township property, he said. Ocials said the tower would conform with aesthetics and other development standards. Part of the reason additional cell coverage is needed is to improve safety and prevent loss

Safety improvements planned for cyclists The Woodlands Township board of directors has approved an interlocal agreement with Montgomery County aimed at improving cyclist safety on Lake Woodlands Drive between Northshore Park and Kuykendahl Road. The details Township Chief Operating O cer Chris Nunes said at a Dec. 4 meeting the work would remove curb bulb-outs and provide a continuous lane for cyclists while the county is working on other shoulder improvements on the road. The total cost to the township for the curb improvements, including a contingency for unfore- seen circumstances, is $191,623, Nunes said. The township will pay for the project, which will be carried out by the county, he said. A 2016 Pedestrian and Bicycle Master Plan for The Woodlands Township identied the need for a

Mike Holley, Montgomery County’s new district attorney, discusses his career, top priorities
Mike Holley began serving as Montgomery Coun- ty’s new district attorney in late October, after being appointed by Gov. Greg Abbott on Oct. 29. Holley succeeds former DA Brett Ligon, who resigned from the position in early October to run for Texas Senate District 4. What are your top priorities in the new role? If I was going to summarize my kind of philos- ophy ... is that people who are doing good things should be happy in this county, and people who are doing bad things should be scared. ... I want families and students and kids and retirees, and people who are working, or just anybody ... if they’re trying to do the right things, I want them to be safe and nd joy. But for the people who commit serious crimes, they need serious time, and I want them to be afraid that if they’re in this county, ... they’re going to be arrested, and ... we’re going to prosecute them.
What’s your vision for the department as the community is growing? Brett ... had a vision for what it looks like, and I’m going to continue that vision, which is, we continue to modernize. We are traditional, but we look for things that are innovative that help us do the work the right way. What are some initiatives you want to continue or new initiatives you want to introduce? We’re going to continue to be very aggressive in the Internet Crimes Against Children world. Unfor- tunately, crime doesn’t stay static either, and the use of computers and the exploitation of children, the people who do that are getting more aggressive. And so we’re responding in kind. ... I would like to advance the ability for our prosecutors to get into the courtroom and have the visuals they need and the resources they need.
