Upcoming development in Manvel focuses on commercial growth

The City Council said their main focus was to ensure the quality of tenants and development standards. To meet that standard, BCS Capital Group amended the PUD to allow for only one hotel and eliminate the term “motel,” as well as clearly define that any permitted self-storage or mini- warehousing facilities must be strictly climate-controlled only. City Council also unanimously approved the 380 economic development agreement, which is the financial incentive between the city and developer, at its Dec. 1 meeting. Although the 380 agreement has been approved, the full build-out cost of Manvel Crossing has not been released as the project is still in its early development phase. The agreement outlines the incentive structure—including about $7 million in net-present-value support from the city, which will be used to cover infrastructure needs, according to the 380 agreement. BCS Capital Group also agreed at the Dec. 1 meeting to add a requirement for specific use permits for grocery stores and supercenters, which ensures the council has final voting authority on those specific types of tenants before they can open. The approved ordinances will take effect on Dec. 18, according to city documents. Prior to the ordinances taking effect, city staff and the developer will perform a final review to correct minor formatting errors.
Manvel City Council unanimously approved the annexation and zoning designation for development in Manvel Crossing at its Dec. 1 meeting. The development, located along State Highway 6, west of Kirby Drive and west of the Manvel Town Center, is slated to include nearly 50 acres of land for commercial use. The planned unit development, or PUD, will have some of the following: • Health care facilities
• Child care facility • Recreational sports centers • Restaurants • Grocery store • Hotel • Professional office • Climate-controlled facilities for mini-warehousing
BCS Capital Group, a Houston-based commercial real estate agency, will be the developer for the PUD, according to city documents.
