A private community outside Dripping Springs is ramp- ing up for its rst move-ins this fall. The neighborhood sits in the Hill Country of Dripping Springs’ extraterritorial jurisdiction, or ETJ, and is anchored by a golf course designed by architect Tom Fazio. Discovery Land Co. will ultimately develop Driftwood Golf and Ranch Club’s 315 homesites across the property’s 800 acres. About a dozen homes are under construction; 30 are slated for construction in 2022; and roughly 150 homesites are already sold, said Caleigh Bressler, market- ing manager for the community. The golf course opened at 582 Thurman Roberts Way, Driftwood, in October. The community also features 70 acres of member-exclusive vineyards and a regenerative farm. The community is using Thurman Mansion as a tem- porary clubhouse, but the sprawling property will include a 2,700-square-foot songwriter studio with recording equipment, two performance stages and two clubhouses. Driftwood is made up of two parcels—The Creek and The Ranch—connected by a thin stretch of land with vineyards and a golf cart trail. The Creek’s clubhouse will be 22,000 square feet and will likely open in 2024, Bressler said. “In the last couple years the thing that has resonated

with our community, it’s not necessarily the exclusivity and that component, it’s more the security and access to the amenities,” Bressler said. Discovery Land Co. has 25 similar properties across the U.S., Canada, Mexico, the Caribbean and Portugal. Most are vacation homes, Bressler said. Driftwood is drawing more people looking for primary homes due to its proxim- ity to Austin, she said. Homesites start at $3 million and the initial membership fee is $200,000.
