Two long-awaited multifamily projects are slated to wrap in the next two years as higher density and high-rise housing gains traction in The Woodlands. With most areas for single-family development built out in The Woodlands, future residential development is likely to focus on multifamily oerings, Pershing Square CEO Bill Ackman said. Ackman’s hedge fund management company acquired a majority share in Howard Hughes Holdings in May, and he is now executive director of the HHH board of directors. The $900 million deal announced May 5 gives Pershing Square a 46.9% stake in Howard Hughes, The Woodlands’ developer, the companies said. The backstory The projects under construction by Howard Hughes as of mid-2025—1 Riva Row and The Ritz-Carlton Residences—are slated to be com- pleted in late 2025 and in 2027, respectively. —ling with the Texas Department of Licensing and Regulation. The condominiums will feature 111 private residences, according to Howard Hughes. It will include 15,000 square feet of interior space. What they’re saying “What we intend to do is to increase the density and the quality of life and the livability of these kind of small cities that we own,” Ackman said in May. “Our role as the master plan developer of The Woodlands has not changed,” said Jim Carman, president of the Houston Region for Howard Hughes. “Our vision remains laser focused on creating today’s most sought-after places to live.”

The Ritz-Carlton Residences is one of two multifamily projects underway in The Woodlands.
