Ocials break ground on VIA Green Line On June 13, city and VIA Metropolitan Transit ocials held a groundbreaking ceremony for the Advanced Rapid Transit Green Line, which will run from Roosevelt Avenue to Isom Road. The overview In a ceremony held at the Roosevelt Park Clubhouse, city and VIA ocials celebrated plans to begin construction in July, which will consist of utility adjustments, such as moving utility poles and re hydrants. During the ceremony, former Mayor Ron Nirenberg said the VIA ART system would be a transformative project that would change the way San Antonians approach transportation. “The project will link major employment centers and enhance access for thousands of residents, create true economic impact and opportunity in our city,” Nirenberg said. Construction will be broken into segments to help streamline the process, and VIA will provide at least 30 days’ notice before construction begins in each segment. Shavano Park renews waste contract Shavano Park City Council renewed its solid waste and recycling services contract with Republic Services on June 23. What you need to know Curtis Leeth, Shavano Park assistant city manager, said contract renewal was due, which lowered the monthly cost for resi- dents from $34.11 to $29.93 . The decision also factored in results following a residential satisfaction survey. Although 78% of respondents believe the current recycling program was eective, 60% said they wanted more household hazardous waste pickups. To deal with the lack of household hazard- ous waste pickup, the council voted to add a household hazardous waste pickup for an additional $1.31 per month per customer.
Bexar County OKs $4.31M in grants
Bexar County Commissioners Court considered funding 14 projects using three grants from the U.S. Department of Housing and Urban Development on June 24. In a nutshell The funds are geared toward expanding economic opportunities for low-to-moderate income people, aordable housing and assisting individuals who are homeless or at risk of homelessness regain housing stability.

Hollywood Park to contract new tow service On June 17, Hollywood Park City Council authorized Mayor Chester Drash and city sta to negotiate and execute a contract with Texas Towing, which will handle towing services for the city. The gist The town received requests for proposals from Creswell’s Wrecker Service, Johnny’s Wrecker Service and Texas Towing. How cultivating local plants can help residents save water utilize strategic plant placement, shrubs, trees, natural grasses, and ground cover, such as mulch, gravel and rocks. Common plants include the orange-and-red-blossomed Pride of Barbados, Red Yucca, and Lantana, which provide ground cover. Jimenez said xeriscaped landscapes can also
Esteban Jimenez, CEO of San Antonio-based landscaping company XeriPro, said that, unlike traditional landscaping, xeriscaping creates land- scapes designed around native plants that existed in the region prior to human settlement. The framework Xeriscaping, or the use of local ora, not only saves money and reduces water usage, but it also cultivates a landscape that can thrive in the midst of extreme heat. Jimenez said a common misconception is that xeriscaping always means a bare yard of only rocks and cacti. Instead, he said a xeriscaped yard with South Texas plants is usually green and lush. “We’re trying to battle that misconception, which is, it doesn’t mean zero plants. It means choosing the right plants and the things that are going to survive and do well within the climate that you’re working with,” Jimenez said. Xeriscaping involves multiple components that
impact the local ecosystem by using pollinators to attract butteries, humming birds, and local wild- life, or plants that can act as either deer-friendly vegetation or deer repellents. How it works Jimenez said residents can go to the San Antonio Water System, or SAWS, website to learn what specic plants qualify for rebates. “At Rainbow Nursery, you’ll see a lot of the plants will have the SAWS logo on them, saying, If you plant these, you’ll get a credit from us,” Jimenez said.

Centero at Stone Oak is located within North East ISD, with residents zoned for Las Lomas Elementary School, Barbara Bush Middle School and Ronald Reagan High School. Liz Hernandez, a new home consultant with Chesmar Homes, said Centero Stone Oak stands out because it is the only development in the area where people can buy a newly constructed home.

The reason $6 million has been allocated is because these investments are going to happen in the future so expenditures may increase, said David Wright, a developer with Bitterblue Group. By the numbers According to city documents, the estimated property tax rate for the 1604 PID is $0.206283 per $100 valuation. It is estimated to generate $1.545 million in additional revenue for the city once it is fully developed.
A mixed-use development, which will include retail, a hotel, townhomes and a park connected to trailheads, is coming to Shavano Park. Sorting out details Known as the Shavano Park 1604 Public Improvement District, the proposed mixed-use development will sit on 22 acres at the intersection of Loop 1604 and Pond Hill Road. According to city documents, the development will include approxi- mately 6.6 acres of residential property.

The Military Warriors Support Foundation, which was founded in San Antonio in 2004, aims to reduce stressors of home ownership and assist wounded veterans and their families. The backstory Casey Kinser’s husband, a United States Army Staff Sergeant, was wounded in combat in Iraq, so the couple got involved with the Military Warriors Support Foundation in 2009. “I initially just said, can I help?” Kinser explained. “I liked it and I got to volunteer, and that was 15 years ago.” Now, she’s the Executive Vice President of the foundation, which offers a program called Homes4WoundedHeroes, an opportunity for those wounded in military combat to move into mortgage-free homes. How it works The Military Warriors Support Foundation partners with inancial institutions across the United States to donate bank-owned or foreclosed homes to Homes4WoundedHeroes, according to Kinser. “They donate the properties to our founda- tion, we renovate them and get them into move- in-ready condition for heroes and select veteran or Gold Star spouses,” Kinser said. Once they take over the deed for the home, Kinser said that the foundation provides veterans with not just a place to live, but also a inancial plan and mentorship. “It’s a three-year program where families meet with mentors and work on budgeting and spending control on the home,” Kinser said. After three years, the deed for the new home is oficially placed into the name of the family who received it, according to Kinser. Why it matters Kinser said that she has been deeply affected by witnessing the successful transitions that military families have undergone after moving into their mortgage-free homes. “Finding a home can be a challenge for these families,” Kinser said. “To see them at the end of the program, they feel so incredibly empowered.” Homes4WoundedHeroes helps provide mortgage- free housing to veterans

However, future growth needs to include spaces for small businesses and new job opportunities, Spears said. To ll this need, a new mixed-use development along Canyon Golf Road is in the works. Debra Morris, owner of Providence by the Green, said her upcoming development is designed to oer local residents an urban destination. The building combines an angular, minimalist design with expansive glass walls overlooking
District 9 Council member Misty Spears said that since its inception, Stone Oak has cultivated a high quality of life for its residents. “It’s a beautiful area, and I’ve watched it grow,” Spears said. “[The neighborhood] went from being nothing out here—[just] ranches—[to what it is now] and it’s still growing. It’s been changing for a while, but it’s maintained itself as being one of the top places to live because of the quality of life,” Spears said.

Morris said the space will be ideal for small gatherings and larger, corporate events. “We would love to see the typical baby showers or birthdays or corporate lunches,” Morris said. “We’ve talked about different community events that we would also love to host, [such as] book clubs [and] wine tastings.”

Browning said Stone Oak’s housing inventory has modestly increased since the post-pandemic peak of 2021-22. “The uptick in inventory has given buyers more negotiating power, yet demand remains steady,” Browning said. As of 2024-25, a single-family home in Stone Oak ranges in price from $375,000-$750,000, while luxury homes in gated communities range from $850,000 to over $1.5 million. Browning said over the last five years, properties have averaged a 5-7% annual increase in value, and generally sell faster than older central neighborhoods. Typically, homes are sold within a 30-60 day window. Though single-family homes are the primary type of residence, Browning said townhomes and upscale apartments are gaining traction. “Within the next 5-10 years, Stone Oak will remain a top-tier submarket, though land constraints will shift focus to redevelopment and vertical construc- tion,” Browning said.
With a median age of 39 and median income ranging from $65,000-$85,000, Stone Oak skews older and wealthier than the San Antonio average, according to the U.S. Census Bureau. “For residents, the attractiveness of Stone Oak includes top-rated schools and master-planned developments,” said Craig Browning, a realtor with Phyllis Browning Co.
Morris said discussions are taking place with potential businesses to lease the space ahead of a projected November opening.

Fitness has always been a part of Jeremy Tucker’s life. At the age of 12, Tucker got his rst gym mem- bership. He played college football and worked the front desk at Ray Wilson Family Fitness and GNC, before landing his rst job as an assistant high school football coach. After becoming a personal trainer he began training collegiate teams at the University of Incar- nate Word before making the decision to open his own gym.
