Subdivision rezoning request denied A 10.5-acre plot in Pflugerville will remain undeveloped after Pflugerville City Council voted against rezoning it for residential use. The details The land on 1917 and 1931 Rowe Loop is reserved for agriculture and development use. The rezoning request states the land would be used to infill single-family homes. However, City Council denied the request with a 4-3 vote.

Residential, commercial space coming to Hutto A new commercial and residential development will move forward in Hutto following City Coun- cil’s vote to annex and rezone the land Sept. 5. The Meadow Brook planned unit development will sit on about 88 acres and include a mix of household types, open park space and commercial use, according to city documents. The gist The city originally held a public hearing for the project in December 2023. Following a second public hearing, Hutto City Council unanimously approved an ordinance to annex and rezone the development site that will become Meadow Brook. Located just north of FM 1660 South, Developer Columnar plans to use 67.8 acres for single-family residential use and 1 acre for commercial use. The remaining land will be dedicated to open space and rights of way.

WilCo Justice Center plans move forward Williamson County officials approved the maximum price to be paid for two construc- tion projects related to improving justice system spaces, which will add room to hear more cases and improve security. Overview At a Sept. 17 meeting, commissioners unanimously approved the guaranteed maximum price proposals of a Justice Center improvement project alongside Phase 1 and 2 of the Juvenile Justice Center addition. Upon a permit approval in December, the Juvenile Justice Addition construction will go into 2027. The Justice Complex Improvements Proj- ect and the Juvenile Justice Addition’s GMP is $646,184 and $78.09 million, respectively, according to county documents.

The future of the 250-acre Cottonwood Proper- ties in Hutto is dependent on the nearby highway overpass project at the intersection of Hwy. 79 and CR 132, officials say. The proposed multi-use development is in the evaluation phase, which aims to determine if the project is strategic and feasible, according to developer Midway. The current situation The vision, according to a representative from Midway, is for the Cottonwood development to create a “dramatic increase in public facilities and commercial and retail offerings,” as well as a “walkable district as an extension of other Hutto destinations” like The Hutto Co-Op District. Results from a civil feasibility study conducted by Midway show that the design of the Hwy. 79 and CR 132 intersection will have a “critical impact” on the development. The developer found

The residential area contributes to Hutto’s attainable housing goal, according to Director of Develop- ment Services Ashley Bailey. Commercial space is restricted to typical retail, Bailey said, and will be separated from the resi- dences by almost 18 acres of open or park space.
