and general elections. The updated map shows entertainment areas AT&T Stadium, Globe Life Field and Texas Live! will move into District 3 from District 2. Krause said the majority of District 3 residents are in favor of redistricting, including Colleyville Mayor Bobby Lindamood, Keller Mayor Armin Mizani and Southlake Mayor Shawn McCaskill. “It is important to evaluate what changes should be made given the substantial growth of the county [in the last 15 years,]” Lindamood said. The backstory The 2021 commissioners court voted against redrawing district lines that year, saying the voter balance was fair, per previous reporting. This marks the first time since 2011 that the lines have been redrawn.
The Tarrant County Commissioners Court approved the remapping of district lines in a 3-2 vote June 3, with Commissioners Matt Krause, Manny Ramirez and County Judge Tim O’Hare voting in favor of the new map. District 3, which is represented by Krause and includes the cities of Southlake, Colleyville, Grapevine, Keller and parts of Fort Worth, will now dip into what was District 1 and District 2. District 1 Commissioner Alisa Simmons and Dis- trict 2 Roderick Miles voted against the ordinance. What happened? The newly approved redistricting map is expected to bolster Republican prospects in upcoming elections. Map 7 was approved out of seven options presented to the court May 30. The new map will go into effect for the 2026 primary

Fort Worth looks to address homelessness Seven different contracts were awarded to four different organizations to help address the city of Fort Worth’s homeless initiatives during the Fort Worth City Council meeting June 10. What happened Council authorized a contract for an amount up to $3.8 million, which could reach up to $11.5 million with three renewals, according to city documents. The contracts start Oct. 1 and will run through Sept. 30, 2026. According to council documents, the city looks to address the unsheltered homelessness of individuals who are experiencing both homeless- ness and are not in a shelter. This includes people who are sleeping outside, in abandoned buildings, under underpasses and in parks.
Mizani announces candidacy for Texas House District 98 Keller Mayor Armin Mizani said he will run as the Republican candidate for the Texas House District 98 seat for the Nov. 3, 2026, general election in a July 23 statement after current representative Giovanni Capriglione, R-Southlake, announced he will not be running for reelection. The details Mizani said he “received a groundswell of support and encouragement” to run for the position after Capriglione’s announcement. He said July 8 he was running for the vacated Texas State Senate District 9 seat. The filing period for the November 2026 election is Nov. 8-Dec. 8, the Texas Secretary of State website states.

The backstory The city and elected officials held meetings in 2024 to look at what could be done to address homelessness in seven targeted areas, according to previous Community Impact reporting. In February, District 4 Council Member Charlie Lauersdorf hosted a Homelessness Summit to look at homelessness, illegal camping and panhandling along I-35W and the Alliance area of Fort Worth.
Combined Liquor King, restaurant in Roanoke tabled Roanoke City Council set aside a proposed site plan for a liquor store, restaurant and bar east of US 377, west of North Oak Street. The overview The development was tabled July 8 so city staff could discuss more details on the plan, City Manager Cody Petree said. “We’d like to do a little more due diligence, so we’re asking council to table it,” Petree said. “Depending on the timing and the amendments that are agreed upon, hopefully it will be in August [when the plan is brought back to council.]” If the project is approved, it could take 60 days to start construction, Roanoke Development Services Administrator JR Hames said. A timeline will be developed during a future pre-construction meeting, officials said.

City Futsal soccer park to be constructed in Keller City Futsal, a new sports center, is scheduled to be constructed along Golden Triangle Boulevard. The details Futsal, commonly translated to “indoor foot- ball,” comes from the Spanish phrase “fútbol sala” and the Portuguese phrase “futebol de salão.” City Futsal co-owner Esteban Mariel said while the business focuses on the indoor soccer game, the location will also oer space for sports like volleyball and basketball. The sports park will have two small-sided outdoor turf elds and six indoor multi-sport courts, Mariel said. While the location is still in the permitting process, Mariel said his goal is to serve the Keller community and Keller Youth Association. “It’s just extremely dicult to provide not just a season of basketball, but more year-round opportunities to practice and play in a centralized

First look: Entertainment space Roanoke Live, new restaurants take shape Cary Moon and David DeWald, the co-owners of Keller Tavern, are transforming what used to be Chop Shop Live in Roanoke into a brunch restaurant, a food and bar concept and a ticketed outdoor music venue. “We saw an opportunity to bring our Keller Tavern concept and my Arlington Music Hall concept to Roanoke,” Moon said. The details The rst concert for Roanoke Live was held July 25. Roanoke Tavern is expected to open mid-August, followed by Cafe Republic in September, Moon said. Roanoke Tavern will be a relaxed space where friends can gather to enjoy menu items like hot wings and beer, Moon said.
“The success of the Keller Tavern has truly been our customers and our sta,” DeWald said. “We have a lot of sta that have many years of tenure and a lot of customers [who] we could probably [all] name. We want to bring that to Roanoke.” Cafe Republic is a brunch restaurant with Texas-shaped waes that originated in Fort Worth by a local police ocer and supports rst responders, DeWald said. The 7,000-square-foot building will house Roa- noke Tavern and Cafe Republic as two separate food joints, Moon said. The restaurants will have dierent hours, with Cafe Republic open seven days a week until 2 p.m. and Roanoke Tavern open from 11 a.m.-mid- night on weekdays and 11 a.m.-2 a.m. on Friday, Saturday and Sunday, Moon said. The Village at Golden Triangle
The Village at Golden Triangle is now leasing single-family homes in Fort Worth.
The rst units were rented out in late May, according to a spokesperson for the leasing company. About 60 of the 316 planned houses are nished. Construction started in 2023 on the 29.7-acre site, with access o Golden Triangle Boulevard. Construction will wrap up in June 2026, according to the spokesperson, with about 25 homes being nished each month until then. The housing options include 1 bedroom/1 bathroom; 2 bedrooms/2 bathrooms; and 3 bedrooms/2 bathrooms, according to the website. House prices start at $1,650 per month and go up to $2,660 per month, according to the website. There is also an option for a community bundle that includes TV service, 1-gig ber internet, trash, pest control, an alarm system and a video doorbell system. Housing market highlights According to data collected by the Collin County Area Realtors, there were several notable year- over-year changes in various portions of the metro area during the month of April.
The number of homes sold decreased in all ZIP codes across the areas of Flower Mound, Highland Village and Argyle. Three of the four area ZIP codes in Colleyville, Southlake and Grapevine had a drop in median sales price year-over-year. The number of homes sold decreased year- over-year in ve out of six Plano ZIP codes.

In an interview with Community Impact , Realtor Newman Dalton of Keller Williams Realty in South- lake discussed some of the changes the market is seeing this summer for both buyers and sellers. Dalton posts content on his YouTube page, The Roof List, looking at the DFW housing market. What have you seen so far in the past ve to six months in the dierence in the housing market? We’re not necessarily going through a recovery in terms of ... going to go back to where things were in 2020, 2021, 2022; I think we’re actually going through more of a correction. It doesn’t look as though we’re going back to 2.5% or 3% mortgage rates. We’re probably going to be settling back into

normal. If you look at the last 40 years, ... between 1981 and 1983, mortgage rates got up to 18% and that was one anomaly on one end. Then the completely other end was what we saw in [20]21 and [20]22 with the lower mortgage rates, whereas the average is 7.42%. It’s actually looking like a market correction, maybe leaning toward more of a buyer’s market. What leads to the market becoming a buyer’s market? Some homes are experiencing price drops on listings in the area. The other thing is days on market. If you have price drops, [if] you have long days on market, then you’ve got a little bit more bargaining power on the side of buyers.
If somebody wants to sell a home, what are things you kind of recommend they do, or what should they do before they list it? You want to make sure that your home is in a good state of repair. Pay attention to the details. I was at a home, showing some folks the house. The seller had done, I want to say, approximately $20,000 worth of structural repairs, but then there was a ... vent in the ceiling that was missing, so it’s a hole in the ceiling. While the seller had spent all that time and money correcting their foundation and other things, all the person in the home could see was that missing air vent. That kind of mentally negated everything else. Just making sure your home is in a good state of repair is going to make you a lot more competitive.

As the city of Keller approaches its maximum build-out population of roughly 52,000 people, applications for new residential developments in the area continue to rise due to desirability to live in the city. Keller ocials are focused on approving smaller communities since the population already reached 47,476 people in 2024, according to a March presentation from City Manager Aaron Rector. “I’m personally looking for proposals by developers who understand that Keller is special and are willing to invest in neighborhoods that work with our topography, address any neighbor concerns and blend with the surrounding developments,” Keller Mayor Armin Mizani said. The city has multiple developments in the works, including neighborhoods like Armstrong Hills and the Summit at Center Stage. Many projects cater to people who want to settle long-term in Keller, said Capital Reality Developer Sam Pan, who is working on the Summit at Center Stage. “The great schools and this small-town feel, it’s a tight-knit, safe community,” Pan said. “We saw an opportunity to provide some accessibility to these perks that people obviously desire.”

Rector said city leaders should focus on prefera- ble development since growth will continue. “Keller is long past its days of massive residen- tial project proposals,” Rector said. Mizani said Keller officials are also looking into developments that help lower taxes while main- taining its infrastructure and amenities.
When Keller officials previously considered new housing developments, residents expressed concern at council meetings about the population exceeding 50,000 people, which will cost the city more than $1 million per year from added state and federal regulations, such as road infrastructure costs, according to previous reporting.

While school districts like Keller ISD are what initially attracts developers to an area, Pan said income status, safety and local business support all factor into how a developer chooses where they want their next proposed community. “We see the business of development as a sociological proposition,” Pan said. “A great school district in a wealthy, safe town that has this small- town charm is going to be desired.”
One of the biggest appeals for people to settle in Keller is the small-town feel with a sense of community, Mizani said. Even after children have graduated high school, parents are choosing to stay in the area, which Pan says is a positive indicator for developers. Demographics from the most recent U.S. Census Bureau data show the population of residents under 18 has declined slightly but the median age, household income and age range from 55-74 all
According to city documents, Keller’s growth rate is averaging 420 people per year. This means by the 2030 census, the city is expected to be close to full build out with little land to develop. Rector said city officials already are repurposing land to fit with city growth and modernize the town with what residents like to see. Areas like Old Town Keller are being revamped and he expects that trend to continue with older structures. “The city will need to be proactive in recruiting strong private partners to capitalize on our redevelopment opportunities,” Rector said. “Our staff will also need to be thinking about any code updates that City Council should consider to respond to redevelopment projects.”

Six two-story townhomes in Roanoke are approaching completion, with some still available for purchase, according to the property developer. What’s happening Amr Elborai, the CEO of Elborai Group, is the developer of the Morningside Townhomes. He said the residences cost roughly $6 million to build and the starting prices are more than $1.3 million. “I think they’ll be [selling] quickly,” he said. As of July 22, three of the townhomes had been sold, two were listed as contingent and one was still for sale. Build out is expected to be done by the end of July, Elborai said. The overview Roanoke City Council approved the develop- ment in 2022 and construction began in August 2023. The townhomes range from 3,600-4,000 square feet with three or four bedrooms, according to Elborai Group’s website.
