At its Oct. 16 meeting, Tomball City Council approved on rst reading an ordinance to rezone two tracts of land totaling 48.95 acres to a planned development district. Multiuse development The Shoppes at Cottage Green is proposed for the site at Hwy. 249 and Brown Road and will include a mix of retail, restaurant and oce uses; a public plaza and courtyard; and multifamily and single-family homes, according to meeting information. The rezoning request—made by Par Real Estate Holdings LLC and Ron and Amy Haner, who are represented by developer HMF-Americana LLC—seeks to change the property use from a mix of zoning types to a planned development district. A planned development district is a district that accommodates “planned associations of uses developed as integral land use units,” according to the city’s code of ordinances. According to the agenda packet, the development will include restaurant, retail and oce uses. On the residential side, home options for The Shoppes at Cottage Green will include: • Veranda homes: two-story structures with six attached homes laid out as four one-bedroom units on the rst oor and two two-bedroom units on the second oor • Patio home duplexes: single-story structures with two attached homes • Cottages: single-story, single-family detached houses The development will be located at the northwest tract of land, while the southeast tract of land is set to be used for o-site stormwater detention, according to the agenda packet. The applicant is also drafting a development agreement with the city to use existing city infra- structure to convey drainage from the site, Commu- nity Development Director Craig Meyers said.
