Arbor Park was designed by Nelsen Partners Architects and will have Americans with Disabilities Act-ac- cessible units as well as those for the hearing and visually impaired, Gilbert said. “The management team for the building will provide a number of activities for residents ranging from movie nights to community meals to art classes,” Gilbert said. The senior living facility is located close to Parmer McNeil Plaza, a large shopping center that contains an HEB with a full-service pharmacy, several restaurants and other neigh- borhood amenities. The senior living development will have two elevators and a large community area with a kitchen. The facility also has a detached movie theater and art room. The V-shape architectural plans wrap around the heritage trees, giving a view to the landscape, Gilbert said. Additional amenities include a private courtyard, a library, a tness center and laundry facilities. Residents interested in living at Arbor Park should begin reaching out in spring 2023 to inquire about available units, Gilbert said. DMA Development has two senior living communities to its credit, including The Nightingale at Good- night Ranch in South Austin and Wildower Terrace in the Mueller development.
Aordable senior living develop- ment Arbor Park in Northwest Austin is expected to open in late 2023. Located at 6306 McNeil Drive, Austin, the four-story, $17 million multifamily housing facility is slated to have a modern design and has an age restriction of 55 years and over. The project is about 40% complete, and construction is already up to the second oor, said Mark Gilbert, senior project manager of developer DMA Development Co. LLC. The 4.5-acre project will include 147 units with one or two bedrooms ranging in size from 700-1,100 square feet with one or two bathrooms. The design allows for surface parking and a detached 3,000-square-foot amenity building, Gilbert said. Of the total units, nine will have rents aordable to households with incomes at or below 30% of the median income of the area; 49 will have rents aordable to households with incomes at or below 50% of the median income; and 50 units will be for households at 60% of the median income. Additionally, 28 of the units will be for households with incomes at or below 80% of the median income, and two units will be set aside for sale at market price. Rent at the lower end for tenants making 30% or below the median annual income will cost $500-$600 per month for a one- to two-bedroom unit, while market rate rents go at $1,350-$1,700 monthly for one to two bedrooms.
