Investor purchases of single-family homes rise in Lake Houston

13

BY RACHEL CARLTON, WESLEY GARDNER & JISHNU NAIR

Nadia Evangelou, director of forecasting at the National Association of Realtors, described the rms targeting proper- ties as “Wall Street-level” buyers looking for an investment. “These are not mom-and-pop buyers,” Evangelou said. “They look to buy properties and communities on a large scale and make pro t from them.” According to a May NAR report, Texas led the nation in institutional buying with 28% of single-family homes pur- chased by investment rms in 2021—more than double

The number of residents renting homes in the Houston area has increased by 24.8% from May 2021-May 2022 as the area contends with an increasing shortage of housing, according to the Houston Association of Realtors. Bond breakdown

HARRIS COUNTY Commissioners are considering a potential $1 billion bond issue for the Novem- ber election to fund roads, parks and public safety projects throughout Harris County. The plan, presented to commis- sioners June 28, proposes allocating $700 million for roads and transit, $200 million for parks and $100 million for public safety. The county last went to voters for a similar bond in 2015 that allocated $700 million for roads and $60 million for parks. County o‚cials said a billion-dollar

Harris County names new elections administrator

Montgomery County declines tax break for Splendora factory

BY RACHEL CARLTON

HARRIS COUNTY The Harris County Election Commission named Cli—ord Tatum, the former general counsel for the U.S. Election Assis- tance Commission, as the county’s new elections administrator. Tatum will be appointed at a later date once he meets eligibility requirements as a resident and registered voter of Texas. Tatum previously served as the executive director for the District of Columbia Board of Elections and the interim director of the Georgia State Elections Division. Former Elections Administrator Isabel Longoria’s resignation took e—ect July 1. Beth Stevens, chief director of voting for Harris County, is serving in the interim. “WE LOOK FORWARD TO HAVING A GREAT ELECTION IN NOVEMBER FOR BOTH PARTIES AND MAKING SURE CONFIDENCE IS INSTILLED BACK TO THE VOTERS IN HARRIS COUNTY” ODUS EVBAGHARU, HARRIS COUNTY DEMOCRATIC PARTY CHAIR

BY JISHNU NAIR

MONTGOMERY COUNTY Com- missioners declined to vote on a proposed 10-year tax abatement for Husteel America’s planned factory near Splendora, leaving the item to die at a June 28 court session. Precinct 4 Commissioner James Metts moved to approve the item but did not receive a second to sup- port it. Metts said the move would be justiŠed in the long term. “I’ve met with these folks and have had good experiences with them,” Metts said. “I don’t see any reason why we can’t be good neighbors.” However, County Judge Mark Keough said he believed it was “not great optics” to approve a tax abatement when residents are “struggling” with property taxes. “Montgomery County is pro-business, pro-all the things that make Texas great,” Keough said. “But I don’t think we can justify an abatement while people are taking it on the chin from property taxes.” The proposed abatement would have relieved 100% of taxes for 10 years. Any future abatements will require a 30-day notice before they can be discussed again.

ASK A ROOFING COMPANY

ASK A PEST CONTROL COMPANY

Matthew Miller opened Weather Shield Structures in Kingwood in February 2021. The business oers a number of residential and commercial roong services aimed at protecting properties from adverse weather. Additionally, the company provides storm damage consultation to help customers assess any weather-related damage.

Larry Fleming opened Accurate Home Services in Porter in 1999. The business provides a number of home-related services, including pest control, home inspections, home design and construction contracting. Fleming oered the following tips to help property owners keep pests under control.

of dollars’ worth of damage if left untreated. Cockroaches are known to spread diseases as is also true with the presence of rodents. Some of these diseases can be quite dangerous. WHAT PREVENTIVE MEASURES WOULD YOU RECOMMEND? The best preventive measures for keeping insects or pests from one’s home is to keep trash and debris cleaned from around the structure. Place any dog food or other foods in sealed containers and keep the kitchen clean. ... Leaving a 4-inch-by-6-inch slab exposure between the nished grade and the siding on the house ... makes termites have to work harder to enter the structure.

As far as shingles go, we have class IV impact resistant shingles. They can resist hail impacts up to 3-4 inches, [which is roughly] baseball sized. They also have a 130-mile-per-hour wind rating. WHAT ARE SOME POTENTIAL CONSEQUENCES OF PUTTING OFF ROOFING REPAIRS? Obviously, if preventive maintenance is not done and you do not get your roof checked out, you are likely to end up with storm damage that will result in water intrusion in your home. You don’t want to be woken up in the middle of the night with water leaking on your forehead from the ceiling in your bedroom.

WHAT SIGNS MAY INDICATE AN INFESTATION? While we would recommend a professional that is trained to look for the signs of infestation, there are some indicators that would be good for the homeowner to watch for so the infestation can be limited. For example, mud tubes on the exterior foundation, trails observed in the paper side of sheetrock, the presence of wings in windowsill areas, wood rot and damaged wood can all be indicators of a deeper issue, such as the presence of termites. WHAT RISKS DO PESTS POSE? A termite infestation can do thousands

WHAT ARE SOME OF THE SIGNS THAT INDICATE ROOFING SERVICES MAY BE REQUIRED? Residents should always check to see if there are any existing missing shingles or lifted shingles anywhere on the visible part of the roof. If they cannot see the entire roof, it would be wise to have a contractor come out and do a thorough roof assessment with photo documentation so that you know exactly where your roof may be compromised at before it’s too late. Weather Shield Structures does this for free. WHAT PRODUCTS DO YOU OFFER GEARED TOWARD HANDLING BAD WEATHER?
