Investor purchases of single-family homes rise in Lake Houston

Nadia Evangelou, director of forecasting at the National Association of Realtors, described the rms targeting proper- ties as “Wall Street-level” buyers looking for an investment. “These are not mom-and-pop buyers,” Evangelou said. “They look to buy properties and communities on a large scale and make pro t from them.” According to a May NAR report, Texas led the nation in institutional buying with 28% of single-family homes pur- chased by investment rms in 2021—more than double

The number of residents renting homes in the Houston area has increased by 24.8% from May 2021-May 2022 as the area contends with an increasing shortage of housing, according to the Houston Association of Realtors. While rising mortgages and low inventory are contributing to the trend, industry experts say potential homebuyers are also facing competition from real estate investment rms, or institutional buyers, which buy properties to sell or lease out as rentals of their own.

HARRIS COUNTY The Harris County Election Commission named Cliord Tatum, the former general counsel for the U.S. Election Assis- tance Commission, as the county’s new elections administrator. Tatum will be appointed at a later date once he meets eligibility requirements as a resident and registered voter of Texas. Tatum previously served as the executive director for the District of Columbia Board of Elections and the interim director of the Georgia State Elections Division. Former Elections Administrator Isabel Longoria’s resignation took eect July 1. MONTGOMERY COUNTY Com- missioners declined to vote on a proposed 10-year tax abatement for Husteel America’s planned factory near Splendora, leaving the item to die at a June 28 court session. Precinct 4 Commissioner James Metts moved to approve the item but did not receive a second to sup- port it. Metts said the move would be justied in the long term. “I’ve met with these folks and have had good experiences with them,” Metts said. “I don’t see any reason why we can’t be good neighbors.” However, County Judge Mark Keough said he believed it was “not great optics” to approve a tax abatement when residents are “struggling” with property taxes. “Montgomery County is pro-business, pro-all the things that make Texas great,” Keough said. “But I don’t think we can justify an abatement while people are taking it on the chin from property taxes.” The proposed abatement would have relieved 100% of taxes for 10 years. Any future abatements will require a 30-day notice before they can be discussed again.

Megatel Homes LLC broke ground June 15 on a new master-planned lagoon community dubbed Saint Tropez, located near the intersection of the Grand Parkway and Human Cleveland Road. According to a June 15 news release, the $2 billion residential community will span more than 1,000 acres and comprise 4,500 single-family lots and multifamily units. Single-family homes will range from 1,500-4,000 square feet and sell for $350,000-$700,000. Multifamily

units will include one-, two- and three- bedroom options with monthly rental rates beginning at $1,200. Per the release, Saint Tropez will feature resort-style amenities, including a human-made lagoon with white sand beaches, an entertainment district and a tness studio, among others. Presales of the rst phase are expected to begin within the next 60 days. Phase 1 of the development is expected to be completed by the rst quarter of 2023.

You don’t want to be woken up in the middle of the night with water leaking on your forehead from the ceiling in your bedroom.

WHAT SIGNS MAY INDICATE AN INFESTATION? While we would recommend a professional that is trained to look for the signs of infestation, there are some indicators that would be good for the homeowner to watch for so the infestation can be limited. For example, mud tubes on the exterior foundation, trails observed in the paper side of sheetrock, the presence of wings in windowsill areas, wood rot and damaged wood can all be indicators of a deeper issue, such as the presence of termites. WHAT RISKS DO PESTS POSE? A termite infestation can do thousands

Despite the experience he brought to the job, Shepherd said there was still a learning curve when he rst opened PuroClean. Within the rst nine months of opening, Kingwood was hit with a tornado and experienced several ooding events, including Tropical Storm Imelda. “It was kind of a baptism by re,” he said. Shepherd said he is content with keeping his business in the Kingwood area, noting he likes to be able to service the area he calls home. “[The most rewarding part] is being able to accu- rately scope a job so [customers] get an equitable payout from their insurance company, and [their property] is made whole or even better,” he said.
