Readers, welcome to your annual Health Care Edition. This special edition is packed with health care news and information relevant speci cally to residents in P ugerville and Hutto. In this issue, you will learn that the only hospital in the immediate area, Baylor Scott & White - P ugerville, is now o ering more comprehensive cardiac care. Other nearby hospitals are all growing in capacity and capabilities, and one of our largest physician- owned health care organizations in Central Texas, Austin Regional Clinic, is growing, too. We Are Blood, the only nonpro t blood center in the region, is expanding to serve our growing region. I am thrilled to share the good news that veterans will nally have VA clinics nearby. You can also read about the trend of patients using urgent care services for primary care needs. Opal Real Estate is developing and leasing the project on behalf of the ownership group. The shell building is expected to complete by the end of the year and the custom- nished suites will be o ered for lease beginning early 2027, according to Carter Raney, managing principal at Opal. The area is one of the most actively growing commercial centers in Central Texas, with residential rooftops continuing to drive commercial needs.

The building sits at a corner directly across from the new H-E-B and adjacent to one of the entrances of the P ugerville Baylor Scott & White Medical Center. The building o ers 10,000 square feet on the ground level and 5,000 square feet on the second oor, each available as standalone tenancy or divisible to t a tenant’s speci c needs.
Construction is underway on a 15,530-square- foot medical o ce building designed to support the growing healthcare needs of the community. The P ugerville Medical Complex, located at the intersection of Colorado Sand Drive and East P ugerville Parkway, is a two-story medical o ce building now available for preleasing.
