The rst of four buildings that will make up the 631,000-square-foot industrial and ware- house development called Settlers Grove is expected to be complete by June. Construction for the development’s four buildings began in June 2022. Each of the four buildings within Settlers Grove, which is located on the west side of Chisholm Trail Road just south of Old Settlers Boulevard, will vary in square footage. A ling from the Texas Department of Licensing and Regulation states building one will be 151,914 square feet; building two will be 170,010 square feet; building three will be 173,320 square feet; and building four will be 133,916 square feet. A representative of developer Link Logistics said construction is progressing as planned, and the remaining four buildings have August completion dates. “Leasing activity is robust for both develop- ments, which will support a mixture of indus- trial, technology and warehousing users,” said Paul Frankle, vice president of communications at Link Logistics. The total estimated cost of the project is $38 million, according to lings from the TDLR.

Phase 2 of the Townwest Commons commer- cial development in Hutto is expected to bring 120,000 square feet of retail, restaurant and entertainment businesses. City Council approved a pair of economic development agreements for Townwest Com- mons on Jan. 5. No specic businesses have yet been named, but city materials show the development is expected to generate $40 million in taxable revenue and create 200 full- and part-time jobs. The economic agreements approved Jan. 5 include a $4 million economic development grant over a 10-year period and a $5 million sales tax incentive over a four-year period.
A trio of Class A industrial buildings under construction at 2100 S. A.W. Grimes Blvd., Round Rock, will be known as Round Rock 45. Representatives of developer Link Logistics, which is also constructing the Settlers Grove industrial park, said the three structures that broke ground in October will be sized at 139,000 square feet, 127,240 square feet and 102,000 square feet. Link does not yet have information on leasing, but Texas Department of Licensing and Regulation permits show the estimated cost for the Round Rock 45 project is $28.2 million.

Firm eyes $10M investment in Round Rock property

Three commercial projects totaling more than 450,000 square feet are likely coming to the 1,400-acre Megasite on Hwy. 79 in east Hutto. According to December public hearings from the Hutto Economic Development Corp., Project Strat3 will include approximately 200,000 square feet of warehouse space from a company that manages supply chain logistics for semiconduc- tor manufacturers such as Samsung. Additionally, a proposed mixed-use devel- opment could include two hotels, a destination restaurant and an entertainment district. The last Megasite project, Project Primero, is a 25-acre complex containing around 250,000 square feet of oce, warehouse and manufactur- ing space. The project is expected to bring about a $50 million investment from developers.

EastGroup Properties could make a $10 million investment to redevelop a Round Rock property, recently led permits show. EastGroup Vice President David Hicks conrmed the company owns the property located at 350 Texas Ave. but declined to comment beyond its intent to redevelop the land to light industrial. A permit submitted to the Texas Department of Licensing and Regulation and conrmed in Janu- ary shows EastGroup may build two warehouses at 58,415 and 70,301 square feet. The permit shows a start date in April and completion in January 2024. The development would be one of several ware- house projects under construction in Round Rock.
