A urry of retail development is ongoing in the Spring and Klein areas, with at least 14 plazas expected to bring dining and shopping oerings to the area in 2026. The shell building for one such retail center, called Spring-Klein Crossing, is expected to be complete by January 2026, said David Hummel, senior vice president of Advisors Commercial Real Estate, which is leasing the center’s spaces. The almost 21,000-square-foot plaza is located near the intersection of FM 2920 and T.C. Jester Boulevard in Spring. “I can tell you that [after] speaking with all sorts of franchises in dierent industries, [the FM 2920] area around Spring-Klein has just attracted a lot of attention,” Hummel said. Explosions of activity aren’t uncommon with retail development, said Bobby Lieb, president and CEO of the Houston Northwest Chamber of Commerce. “The challenge that Houston has with regard to [retail development] is, because it’s market- driven, we have a boom and bust cycle where … the developers will speculate and they’ll overbuild. … When the leases don’t follow suit, then the retail development will taper o until the market can catch up,” Lieb said.

The surge in development across the Spring and Klein areas is likely due to a growing population and increased housing options that bring in residents, Lieb said. “If you’re seeing a growth in population, then retail always follows,” Lieb said. Leaders at Oklahoma-based rm Ashton Gray Developers were drawn to FM 2920 for the Spring Medtail shopping plaza, which was completed around October, Director of Leasing Michael Feighny said. Tenants at the center are slated to open in the spring. “We’re doing projects ... across the southern half of the U.S. in markets like Spring where there’s good population growth and incomes and demo- graphics,” Feighny said. The six ZIP codes that make up Community Impact ’s Spring and Klein coverage areas are: 77068, 77069, 77070, 77379, 77388 and 77389. The total population estimates for all ZIP codes com- bined grew roughly 9.6% from 2018-2023, accord- ing to U.S. Census Bureau ve-year estimates.

Many of the areas slated to welcome more stores and restaurants via the new plazas are already home to other businesses. Ozzy Guragac owns Barbarossa Coee, located at the corner of Spring Stuebner and Gosling roads, and said new development can bring convenience to the community and visibility and activity to existing businesses. How- ever, Guragac said it could also bring added pressure. “With more businesses opening, com- petition rises and the demand for consis- tent stang and high service standards increases,” Guragac said. Hummel said getting local resident feed- back was part of his company’s marketing strategy for its shopping plaza. “We were actually really trying to hone in and nd tenants that were well established, but maybe have a little bit more of a local air where you could really rely on repeat business,” Hummel said.
