1 University Village South Project: University Village South is a proposed mixed- use development with some single-family residential options. A preliminary site plan for the project, located inside the overall Fields Development and just north of the University of North Texas’ Frisco Landing campus, listed student housing and townhomes as two allowed uses on the property. Update: Frisco Planning and Zoning Commission members accepted a land use study for the development during a July 23 meeting. Following the results of the study, the development will feature two parks, a hike and bike trail and more. • Location: northwest corner of Preston Road and Panther Creek Parkway

2 Firefly Park Project: Firefly Park is a mixed-use project that will ultimately feature a 45-acre park, 230 townhomes and 1,970 mid- and high-rise residential units. The project itself was first pitched to the city roughly seven years ago and zoning was approved by council in April. Update: The first phase of construction on the park, which will include the park, townhomes and residential units as well as a shared hotel and office tower, broke ground over the summer and is expected to wrap up in early 2027. A timeline for the development’s future phases is not available as of Sept. 3. • Location: southwest corner of Dallas Parkway and University Drive

4 Twin Creeks at Kingswood neighborhood Project: The Twin Creeks at Kingswood is a 52-home, gated neighborhood along Rock Creek Parkway. The land, which originally allowed 92 townhomes through city zoning, is directly adjacent to The Hills of Kingswood neighborhood. Update: Frisco City Council approved rezoning the land for the single-family home development, effectively lowering its allowed density by 43%, during an Aug. 20 meeting. • Location: northeast corner of Vanderbilt Lane and Rock Creek Parkway
