The Overlook at Westlake to bring 48 new luxury homes

Land is scarce within Eanes ISD, but The Overlook at Westlake has launched a new development in Lost Creek that will oer residents single-family homes ranging from 3,300-5,000 square feet. MileStone Community Builders is currently building the model home at 1300 Lost Creek Blvd., Austin, and homeowners could start moving in by late 2026, sales executive Lily Otis said. There are 48 homesites and eight have already been sold within the former Marshall Ranch parcel. Lot sizes range from 0.25-0.75 acres. MileStone has adopted an all-inclusive pric- ing model, and all homes can include a pool or enhanced landscaping. Prices range from $2.85 million-$5 million. “It’s going to be a high-end, luxury type of product,” Otis said. The builders have already completed their road bases and expect to pave neighborhood streets in January.

What residents should know The gated community is located in the city of Austin and will utilize city services. Engineering and design rm Kimley-Horn is a subcontractor for the project, with plans to build a $3 million water tower on the property for community usage. Given the topography, residents can choose a at lot with a view toward Omni Barton Creek Resort or downtown Austin. For families, the homes are zoned for Eanes ISD schools, including Forest Trails Elementary, West Ridge Middle and Westlake High School. What else? A unique feature of The Overlook’s 37.25 acres is that it includes the burial site of Robert and Eliza Eanes, the namesake of the local school district, according to former Eanes ISD trustee Ellen Baltha- zar. The Eanes Cemetery is designated as a historic site by the state of Texas.

A model home will be located at 1300 Lost Creek Boulevard.

$959K Bee Cave Parkway sidewalk improvement project in the works

Baylor Scott & White care navigators guide patients through surgery Baylor Scott & White’s care navigator program spans a variety of care areas and connects patients with a dedicated nurse to provide pre- and post-op- erative support. Lauren Monaghan, a spine surgery care navigator at BS&W’s Lakeway campus and nurse for over 20 years, shared how she supports spinal patients through care coordination and continuity of support. Michael Weston, director of neuroscience at BS&W Lakeway, also highlighted what makes the Lakeway campus—known for its neurology department treating spinal conditions, epilepsy and more—stand out from other systems. What does your role as a BS&W care navigator look like? Monaghan: I call the spine surgery patients one

week before surgery and go over specic education before surgery. I conrm their caregiver plan. ... Then we go over ways to prevent infection; we go over ways to prevent falls; we go over ways to pre- vent pneumonia. ... The day after their surgery, we go over that education again. ... If there’s anything they’re needing specically or wondering about prescription-wise or appointment-wise, I can kind of help clarify that for them. What are some of the most common challenges you see with patients trying to navigate this process? Monaghan: Not having a solid caregiver plan. ... Some patients just don’t have a support system. I collaborate with the case management team or other departments in the hospital so that we can kind of get a specic discharge plan for that patient. Is there strong demand for neurosurgery at BS&W’s Lakeway campus? Weston: Lakeway has become a regional hub for complex brain and spine care. We have full- time neurosurgeons based here and have seen an increase in demand, even in the last 12 months.

What’s next?

As of December, sidewalk route design and the rst phase of environmental review is in progress, and city sta is working with TxDOT on an updated project schedule. Following all preliminary work, the project must be designed by Dec. 1, 2026, so it can be put out for bid, then start construction.

Bee Cave is making strides on a nearly $960,000 project to add pedestrian sidewalks and a new crossing to city streets. The project will add sidewalks along Bee Cave Parkway from Market Street to Bee Caves Road, as well as along the south side of Bee Caves Road from the H-E-B parking lot to Tennison Hill Drive, agenda documents show. The project will also add push buttons, beacons and upgraded crosswalk striping across Bee Caves Road. The project totals $959,650, with the city paying $376,000. Additional funding for the project is mainly from a Texas Department of Transportation Highway Safety Improvement Program grant, which seeks to increase public safety.

Experts talk pickleball, padel, tennis

The local impact

Community is a major reason for the surge in Austin’s racket sports scene, especially pickleball, Hoisington said. “It’s a third place for people,” Hoisington said. “We have people commonly come into our club that have just moved here, they don’t know anybody [and] it’s instant community. There’s no age restriction, so you’re playing with all different ages and different skill levels.” Verna also said one of the allures of pickleball is that it has a “very low barrier to entry,” unlike some other racket sports. “You could have no racket sport background and step out on the court and within 10 minutes, you’re playing a game,” Verna said. “It can get very competitive— people put in a lot of work and training as the game progresses to get better and better, but it’s very easy for people of all levels.”

Several new racket sports facilities have opened in the Austin area within the last few years, offering players a social space for shared interests, said Karen Hoisington, franchisee of The Picklr’s Austin West and Oak Hill locations. Racket sports share the basic gameplay of hitting a ball over a net, but there are a few differences, said Jordan Verna, head pro and director of pickleball instruction at both The Picklr locations. Court dimensions vary, Verna said, but typically three or four pickleball courts could fit inside the size of one tennis court. Padel courts are typically larger than pickleball courts but smaller than tennis, and enclosed with walls. “When people have some [racket] sport background, that’s a big advantage ... but there’s always a few differences,” Verna said.

Breaking it down Pickleball, padel and tennis each have their own style of play and strategies. Ball type

• Pickleball: plastic ball • Padel: depressurized felt ball • Tennis: felt ball

Racket/paddle type

• Pickleball: solid paddle • Padel: solid racket • Tennis: string racket

Common game format

• Pickleball: doubles • Padel: doubles • Tennis: singles or doubles

Clubs invest in wellness with major facility, golf course upgrades From the cover

Diving in deeper

The overview

Westlake Country Club began renovations in 2022, with the rst phase of work focused on the site’s 18-hole golf course, according to the club’s website. The second phase involved reinventing the facility’s other sports oerings, from resurfacing tennis courts to improving the club’s three-story sports complex with new equipment and dedicated space for group tness classes. The third and nal phase included updates to the Main Clubhouse, rebranding the restaurant from “Creekside” to “Veranda,” doubling the amount of restaurant seating and expanding the patio.

“This was part of that vision to rebrand,” Wellner said. “New clubhouse, new name, new amenities, just a new foot forward.” However, Westlake Country Club isn’t the only local club that has undergone recent changes. Twin Creeks Country Club also completed multimillion-dollar transformations of its main and private dining rooms, bar, and lounge areas in early 2025, following upgrades to its Family Activities Center a year earlier. Meanwhile, River Place Country Club and Lakecli Racquet Club have big plans for 2026, ocials with both projects said.

From golng and racket courts to community activities and dining, country clubs mean something dierent to every member, said Zac Wellner, Westlake Country Club regional general manager. That’s why when Westlake Country Club rebranded from Lost Creek Country Club in 2022, it was about improving the member experience through an array of upgraded amenities, Wellner said. Westlake Country Club underwent three years of renovations, culminating in December with the opening of a new restaurant and deck.

manager of River Place Country Club, which completed renovations on its tennis center in 2025, driven by the growing population of tennis and racket players at the club, O’Brien said. In 2026, the club has plans for multimillion-dollar renovations on its clubhouse, he said. Lakecli Racquet Club underwent new owner- ship in December. With this change, new owner Mahin Barker said the complex will restripe some of the club’s courts to be dedicated pickleball courts, expand and update the gym, and add wellness oerings such as a cold plunge, red light therapy and a hot tub. Twin Creeks Country Club completed a multi- million-dollar transformation of its dining areas in 2025, Senior General Manager Kyle O’Brien said. This ended the second phase of improvements at Twin Creeks, the rst of which included updates to the 8,000-square-foot Family Activity Center with new cardio equipment, a renovated studio and more. “The original clubhouse that was built in 2003, we have converted that to basically a 100% health and wellness feel,” O’Brien said. “We’re a wide range of amenities, we’re not just a club.” O’Brien also serves as the senior general

Moving forward

Remember this?

Full renovations for Lakecli Racquet Club will likely take about 18 months, Barker said. Collectively, the move toward tness upgrades in country clubs and similar facilities is a strategic move to better serve members, O’Brien with Twin Creeks said. “Austin is a very active city. … There’s a lot of competition in the area from that component, so it was about how we provide that to our membership so they don’t have to go to a competitor,” O’Brien said. Further details on the River Place Country Club renovation were not available as of press time.

In November, the PGA Tour and Good Good Golf announced a new golf tournament will premiere at Omni Barton Creek Resort’s Fazio Canyons golf course on Nov. 9-15. Omni Barton Creek completed $5 million renova- tions on its Fazio Canyons Course in 2022, bringing new tee boxes, bunkers and greens that improve the playing experience, according to a news release. “When golf courses were being identied as potential hosts, this one stood out for a number of reasons,” Tournament Director Ian Helm said. “It’s going to be a very strong test to some of the best players in the world, especially after some of the recent renovations.” In the PGA Tour, players win points toward the nal cup total. players, with 500 FedExCup points awarded to the winner. The public event will allow the community to buy tickets to support charitable giving in the area, said Tom Sprouse, director of communications for HNS Sports Group.

State

BY HANNAH NORTON

On the heels of what proponents have called “historic” property tax relief, some Texas lawmakers are questioning whether the state can aord to continue increasing the tax exemptions passed during the 2023 and 2025 legislative sessions. Texas homeowners are taxed by local government entities, not the state; however, lawmakers can require certain tax exemptions and limit annual local tax increases. When the state creates or expands tax exemptions, it is often constitutionally required to send money to school districts to ensure they do not lose revenue as a result of the lower taxes. Texas is spending $51 billion on property tax relief in scal years 2025-26 and 2026-27. Unless the Legislature rolls back existing tax exemptions, the state will be required to spend that much or more on tax relief every biennium, lawmakers said. Lawmakers question tax break funding

Abbott and Patrick’s seats are up for election in 2026, alongside about half of the Texas Senate and the full Texas House.

Multiple plans to further expand tax relief are in the works ahead of Texas’ 2027 legislative session. Abbott proposed a six-part plan to limit local government spending, make it harder for tax hikes to pass in local elections and ask Texans to vote to eliminate school property taxes. Lt. Gov.
