Manvel approves contract to excavate Akery Lake for $5.6M
Meridiana adds two new neighborhoods Meridiana, a master-planned community just south of Pearland, has opened two new neighbor- hoods totaling 135 homesites, officials announced May 29. The details Both neighborhoods are located near one of Meridiana’s new on-site schools and offer options from single- and two-story plans, according to a May 29 news release. The neighborhoods, named Pacific Heights and Reef Ridge, will have 57 and 78 homesites, respectively. The neighborhoods will have separate builders. Pacific Heights will include homes from David Weekley Homes and Perry Homes, while Reef Ridge will feature Highland Homes and Westin Homes, officials said. 2,900-acre project in Alvin breaks ground The city of Alvin and residential estate developer W Land Development broke ground on Preservation Creek, a new com- munity located in the city’s Austin Bayou District, officials announced May 23. The details Located off Hwy. 288, Preservation Creek will feature single-family homes, according to a May 23 news release. New homes are expected to be ready by early 2026, with 5,103 lots available. The development includes more than 1,100 acres of protected waterways, parks and trails, according to the development’s website. The Austin Bayou District has allotted more than 14,000 acres for development, officials said. Preservation Creek is the first part of developing that land.

Pacific Heights
Manvel City Council approved a contract that will see Akery Lake excavated—and the company pay the city for the right to do so. However, city officials said they are concerned about the traffic that could result from the operation. Long story short At its May 5 meeting, City Council unanimously approved a contract with Houston-based Sprint Sand and Clay that will see the company excavate the sand out of Akery Lake off Jordan Street. Sprint will pay the city for the sand it excavates and sell it. The contract calls for Sprint to pay Manvel for each month it excavates, as well as for every cubic yard of sand removed, City Manager Dan Johnson said at the meeting. Officials said surplus revenue could go toward future renovations at the site. The contract will have to be finalized, city officials said. Mayor Dan Davis said May 7 the timeline on that is to be determined.
The impact Concerns brought up at the meeting included how the roads could be affected by large trucks driving in and out of the area, as well as how that could affect traffic. Some officials also asked why no other companies showed interest in the project. Johnson said Sprint could either access the site using Jordan Street or Masters Road, but a traffic plan would need to be agreed upon before the contract becomes official. He also said officials can include in the contract that Sprint is responsible for keeping the roads passable. Sprint Vice President Matt Strickland said at the meeting the number of loads being moved per day could range from 50 to 400. Davis said traffic instructions may need to be adjusted, including adding a possible stop sign nearby, a difficult turn being addressed at Highway 6 and finding routes that minimize how often trucks are driving through school zones.
