Pearland OKs $889K for innovation hub Pearland City Council voted May 19 to award an $888,666 contract over three years to the Pearland Chamber of Commerce to operate the Pearland Innovation Hub, which provides resources to local small businesses, through September 2028, according to agenda documents. The gist Pearland Economic Development Corpo- ration launched the PIH in 2022 to provide mentorship and networking opportunities to help entrepreneurs start and scale their businesses, according to the hub’s website. Several Pearland business owners, who had used PIH services, asked City Council at the May 19 meeting to continue to fund the hub and said it had helped them start and scale their businesses.
Pearland votes down zoning change for 73-unit townhome development following pushback
A 73-unit build-for-rent townhome development in Pearland near McHard Road was struck down in a 3-4 vote at Pearland City Council’s May 19 meeting after a lengthy debate over property rights and concerns from nearby homeowners. What you need to know Those concerns dealt with traffic, noise, and how the development could impact property values and the neighborhood’s character. Ali Hasan, founder of the Brilliant Equity, the investment group that purchased the property, said they intended to transform the spot into a “moderately” dense residential community of 73-unit three-bedroom townhomes, a clubhouse, pool, pickleball court, dog park and green space. The site currently includes one single-family home and accessory structures set to be demolished. While the area was designated as “urban living”

Friendswood supports flood risk study Friendswood City Council at its May 5 meeting voted to support the second phase of a regional flood mitigation initiative to address persistent flooding within the Lower Clear Creek and Dickin- son Bayou watersheds. The details The study will identify infrastructure projects and funding strategies to reduce future flood risks, according to city documents. No cost is shown to be associated with supporting the study. League City initiated the study due to the widespread damage caused by several hurricanes over the past few decades. The U.S. Congress adopted the study’s first phase, which began in 2019, in the Water Resource Development Act, documents show. In addition to property loss, the letter high- lighted that flooding could severely impact
Manvel looks to host 1st ever fall festival Manvel is in the process of planning its first ever fall festival this October. City Council at its May 19 meeting took steps to move forward with Houston-based Your Neighborhood Farmer’s Market Asso- ciation, or YNFMA, to begin formalizing contracts and aspects for the event. Long story short A proposal from YNFMA calls for a one- day, six-hour festival from 11 a.m.-5 p.m. on Oct. 18. Documents estimate between 2,000-3,000 people will attend the event. Details are subject to change, but the event could offer a beer and wine garden, food, artisan vendors and live music. “This ... will further establish the city of Manvel as a premier destination [for] fall festivities,” a proposal from YNFMA reads.

Local service centers open to help address rising autism rates
As the number of children diagnosed with autism increases, local autism centers oering services for families have followed suit. The overview According to a 2022 study from the Centers for Disease Control and Prevention, or CDC, about 1 in 31 children aged 8 years old have been identied with autism spectrum disorder, or ASD. That number is double the amount compared to 2012, when 1 in 69 children aged 8 years old were identied with autism, the CDC study shows. This increase has led to a rise in local autism cen- ters, including the Center for Autism and Related Disorders, or CARD, with one location in Pearland. “Certainly, incident rates are going up,” CARD’s Strategic Development Director John Galle said. Others in the Pearland-Friendswood-Manvel area include three Action Behavior Centers loca- tions, two Behavioral Innovations locations and Autism Pediatric Therapy, among others.

Diving in deeper The rise in autism among children has also led local school districts to partner with outside services, along with providing in-house support. Alvin, Friendswood and Pearland ISDs have a shared services agreement with autism therapy service KYO Care Inc. through a Therapeutic
Education Center, which is housed at FISD but shared among the three districts. The center serves students who require extensive self-contained support for behavior and who have progressed through all other in-district options, the center’s website reads.

1 Memorial Hermann Pearland Memorial Hermann Pearland recently completed an expansion that added 33 beds, including ICU and universal care spaces, to meet patient needs, officials said. The hospital also introduced a modern MRI suite to enhance diagnostic capabilities. A new Convenient Care Center is also expected to open in Alvin in 2025. Memorial Hermann-GoHealth continued its regional growth with the opening of an urgent care center in Manvel, extending care for residents in those communities.
2 Memorial Hermann Southeast Memorial Hermann Southeast Hospital redesigned its imaging department to include a new MRI machine and a designated CT scanner in efforts to improve patient care, officials said. The hospital also opened a retail pharmacy for staff, physicians and the public, along with a community resource center that provides tools and support for residents. Its cardiac rehabilitation services were relocated to a larger space to accommodate more patients as well.
3 HCA Pearland The hospital in January 2024 added aquablation as a service, which is a minimally invasive, robotic procedure to treat lower urinary tract symptoms in men. Officials launched a new electrophysiology, or EP, program in June 2024. The program is focused on cardiology and treating heart rhythm issues. In December, the campus announced the promotion of Elias Armendariz as its new CEO. Lastly, in February this year, the campus celebrated its 10-year anniversary.

Officials expect $5M for mental health hospital A state bill that in part includes $5 million for Brazoria County to start working toward a new mental health hospital has been sent to the Comp- troller’s Office and could be sent to the governor’s desk in short order. Jim Johnson, president for the Pearland Cham- ber of Commerce, which is one of many entities spearheading the effort, said he remains confident the bill will be passed. Long story short The bill, House Bill 500, includes allotments for a number of different facilities across the state, according to the bill. That includes $5 million to help design and begin constructing the mental health facility in Brazoria County, Johnson said. In total, officials expect the hospital to cost $115 million to build out. The bill has passed both the House and Senate,
Friendswood Hospital to open in July After months of delays and supply issues, officials with Friendswood Hospital said they expect the facility to open in July. The gist Originally expected to open in October, the hospital, located at 3201 FM 528 Road, Friendswood, near Bay Area Boulevard, ran into construction supply issues in its buildout, owner Suchmor Thomas said, which pushed the opening date back several months. Those supply issues have since been resolved, he said, paving the way for the hospital to open in July. What else? The hospital will offer emergency care, cardiology, lung care and orthopedics, among other services, according to its website.

The majority of Pearland’s life sciences companies are in Pearland’s Lower Kirby District. The Lower Kirby District is a 1,200-acre mixed-use development in northwest Pearland bordered by South Beltway 8 and Hwy. 288.

Pearland’s Lower Kirby District in the city’s northwest corner has had several life sciences companies move into the area in recent years due to its available land, specialized workforce and proximity to the nearby Texas Medical Center. Pearland’s 77584 ZIP code is already home to more Texas Medical Center workers than any other in the area, according to the Pearland Economic Development Corporation. In 2011, Merit Medical Systems became the first medical manufacturer to move into the Lower Kirby District, which is now home to five life sciences companies, PEDC President Matt Buchanan said. Its most recent, United Imaging, announced in April plans to move into a 216,000-square-foot facility south of North Spectrum Boulevard. Pearland has invested in infrastructure to support this growth and focus more on creating an environment that is attractive for business rather than directly liaising with the companies, Buchanan said. “We focused on it purposely,” Buchanan said. “It’s not by chance they’re all here. ... We set the tone for what kind of development, what kind of quality [we wanted in Pearland].”

Pearland’s biotech sector has created a need for a bigger workforce pipeline, Cook said. To help, Alvin Community College and San Jacinto College have each launched programs related to biotech and biomanufacturing, Community Impact previously reported. The PEDC in 2024 began applying for grants to fund training for jobs in high demand for those who need financial assistance, and as of June 4, 14 scholarships have been awarded. Run by the Texas Workforce Commission, the grant program—titled the High Demand Job Training Grant—is available to economic devel- opment corporations statewide and is funded by the Workforce Innovation and Opportunity Act, which contributes up to $150,000 per EDC that matches the amount.
The PEDC attracts companies with incentives to build their headquarters or manufacturing facilities in Pearland, PEDC Director of Marketing Melissa Cook said. For example, United Imaging was provided a performance-based forgivable loan agreement for $555,000, provided the company creates and maintains 185 jobs over the next 7-10 years and invests $3.5 million worth of capital, Cook said. While the PEDC offers financial incentives, Cook said she believes the city’s biggest incen- tives aren’t monetary, but rather its workforce, transportation, quality neighborhoods and access via highways, including Hwy. 288 and Beltway 8. “Those are the biggest incentives that we have,” Buchanan said. “They’re not financial incentives, but those are the biggest incentives that have caused us to have the success that we’ve had in Lower Kirby today.”
United Imaging will open in phases over the next two years. Initial operations are expected to begin in late 2025, according to an April 2 news release. Bundy said United Imaging expanded to Pearland because it outgrew its Houston facility. However, he said he anticipates the company will eventually outgrow the new location as well and could look at nearby land in the Lower Kirby District to further expand its manufacturing capacity—a factor that Bundy said made Pearland an appealing option. “I can’t really give the crystal ball of when I think that new factory is too small, but it’s not that far in the distance,” Bundy said.

The Houston-based community blood center serves 170 hospitals and health care facilities in a 26-county area, according to the center’s website. One blood donation can help up to three people, Pina said, and to meet the community’s needs, the center needs about 1,000 donations a day. Looking ahead Pina said the organization is now working to encourage donations, since they can drop by almost 7% over the summer season. Pina said
neighborhood donor centers will expand their hours, and the center will hold mobile blood drives. One more thing Pina said the center is also looking at putting a greater focus on the contributions to research and opening a new building across the street from its headquarters to serve as the new donor room. Pina said the new donor building will open this year.

Manvel approves contract to excavate Akery Lake for $5.6M
Meridiana adds two new neighborhoods Meridiana, a master-planned community just south of Pearland, has opened two new neighbor- hoods totaling 135 homesites, officials announced May 29. The details Both neighborhoods are located near one of Meridiana’s new on-site schools and offer options from single- and two-story plans, according to a May 29 news release. The neighborhoods, named Pacific Heights and Reef Ridge, will have 57 and 78 homesites, respectively. The neighborhoods will have separate builders. Pacific Heights will include homes from David Weekley Homes and Perry Homes, while Reef Ridge will feature Highland Homes and Westin Homes, officials said. Sales in both neighborhoods are underway, with about half the homes in Pacific Heights already
2,900-acre project in Alvin breaks ground The city of Alvin and residential estate developer W Land Development broke ground on Preservation Creek, a new com- munity located in the city’s Austin Bayou District, officials announced May 23. The details Located off Hwy. 288, Preservation Creek will feature single-family homes, according to a May 23 news release. New homes are expected to be ready by early 2026, with 5,103 lots available. The development includes more than 1,100 acres of protected waterways, parks and trails, according to the development’s website. The Austin Bayou District has allotted more than 14,000 acres for development, officials said. Preservation Creek is the first part of developing that land.

Manvel City Council approved a contract that will see Akery Lake excavated—and the company pay the city for the right to do so. However, city officials said they are concerned about the traffic that could result from the operation. Long story short At its May 5 meeting, City Council unanimously approved a contract with Houston-based Sprint Sand and Clay that will see the company excavate the sand out of Akery Lake off Jordan Street. Sprint will pay the city for the sand it excavates and sell it. The contract calls for Sprint to pay Manvel for each month it excavates, as well as for every cubic yard of sand removed, City Manager Dan Johnson said at the meeting. Officials said surplus revenue could go toward future renovations at the site. The contract will have to be finalized, city officials said. Mayor Dan Davis said May 7 the timeline on that is to be determined.
The impact Concerns brought up at the meeting included how the roads could be affected by large trucks driving in and out of the area, as well as how that could affect traffic. Some officials also asked why no other companies showed interest in the project. Johnson said Sprint could either access the site using Jordan Street or Masters Road, but a traffic plan would need to be agreed upon before the contract becomes official. He also said officials can include in the contract that Sprint is responsible for keeping the roads passable. Sprint Vice President Matt Strickland said at the meeting the number of loads being moved per day could range from 50 to 400. Davis said traffic instructions may need to be adjusted, including adding a possible stop sign nearby, a difficult turn being addressed at Highway 6 and finding routes that minimize how often trucks are driving through school zones.

Southbound lanes along Hwy. 288 reopen The southbound lanes of Hwy. 288 just north of Hwy. 6 reopened May 10 after nearly three years of work, officials with the Texas Department of Transportation confirmed. What you need to know The project, which sits near Manvel and stretches down near Rosharon, saw its south- bound lanes opened May 10 with the northbound side set to open up late June, TxDOT spokesperson Danny Perez said in a May 22 email. Work originally began on the project in fall 2022 and included building multiple bridges from Rodeo Palms Parkway to County Road 60, accord- ing to TxDOT documents. It is part of a series of projects that will total $197 million. Once the northbound lanes open, priority will shift to finishing the southbound frontage road from Rodeo Palms to Hwy. 6.
$6M to fund road work in Friendswood Work to extend Friendswood Parkway across Chigger Creek will continue with help from Galveston County’s bond that was approved in early May. The bond, which totals $110 million, will allocate $6 million for the project, according to county and city documents. The details The stretch is part of a larger project aimed at easing traffic at one of the city’s busiest intersections. It could take 36 months to build out, officials said.
