Manvel looks at next steps following vote against 12-acre development

What's next?

“This development really does not make sense for the city of Manvel. Not right here and not right now.” ANGELA VICKERMAN, MANVEL RESIDENT

Manvel City Council on Feb. 18 unanimously voted down a new project that would have seen a convenience store and gas station set up shop near Del Bello Road and Croix Road. The vote came after numerous residents voiced opposition to the project. Reasons for opposition included increased traffic concerns, lighting and a lack of infrastructure and in the area. The project would have rezoned roughly 12 acres of land to a light commercial district and included a special use permit to build out the business, city documents show. Commercial consultant Desiree Waraksa, who represents the owner of the land, said it would have been carried out in phases to deal with a lack of infrastructure.

Rejected development location

Waraksa said March 4 it’s too early to tell what the next stage is for the project. She said those with the project felt it would help the area develop needed infrastructure in phases but do so without requiring a huge, unfeasible footprint. Mayor Dan Davis said the city will look at possible opportunities for the site. “As the area continues to grow, we’ll continue working to ensure any development aligns with the needs and vision of our community,” he said.
