7 Katy and Fulshear area development updates Katy and Fulshear are seeing a growth in commercial development with several projects underway or beginning soon. This list is not comprehensive and includes the most up-to-date information received as of press time. 1 NewQuest development Project: The 18.5-acre development, which is currently unnamed, is slated to house multitenant retail buildings and a modern farmhouse-style residential complex. Update: The project was announced by NewQuest in May with construction anticipated to begin in early 2027. • Southwest corner of Morton and Porter roads • www.newquest.com 2 The Green at Katy Park Project: The 46.27-acre mixed-use district by developer Read King will bring green space, retail and restaurants north of I-10 in a two-phased project. Update: Officials confirmed they have executed leases with Chipotle, 7 Brew and Taco Bell. • 3165 Katy Hockley Cutoff Road • www.read-king.com 3 Fulshear Central Project: The 23-acre mixed-use development by Janapriya Upscale will feature retail and office buildings, a lake, a green area and a coffee or ice cream shop. • South side of FM 1093, Fulshear • www.fulshearcentral.com 4 Texas Heritage Marketplace Project: The 165-acre, $400 million development is anticipated to have more than 1 million square feet of retail, restaurants and medical office space. Update: Officials said 85%-90% of the development has been preleased. • Southeast corner of Texas Heritage Parkway and I-10 • www.newquest.com

O 5 Elyson Town Center Project: The 11-building development is anticipated to have more than 190,000-square-feet of retail, restaurants and professional services. Four buildings will have second-story apartments. Update: The development has 16 signed deals with businesses including First Watch, Chipotle and Playa Bowls as well as several lease deals underway.

The third phase will feature a three-story building with a food hall, offices and event/party space.
