Janice Kolin-Anderson, who owns Half Baked Goodness with her daughter Lindsey Kolin, said they wanted to be near the H-E-B. “I knew this was what was coming and that the traffic would be so wonderful,” Kolin-Anderson said. Half Baked Goodness opened within the Heritage Green development on June 26. Businesses at the intersection have also helped create around 150 jobs in the past year, a number that is expected to double through 2024, Steele said.
“The three developments collectively total 260 acres of commercial property,” Steele said. “That’s a development record as far as commercial acreage goes for the city.” Steele said she believes the openings are due to the residential development that needed to happen before the commercial development. “I don’t think developers were expecting such ... support ... for a development that wasn’t anchored in a suburban or urban setting,” Steele said.
Over a dozen businesses have opened at Magnolia’s FM 1488 and Spur 149 intersection since November 2022 after H-E-B opened in Magnolia Place. That development and two others—Magnolia Village and Heritage Green— are home to these new businesses. Magnolia Economic Development Director Rachel Steele said roughly 21 businesses opened at this intersection between November 2022 and the end of 2023, with 12-14 businesses expected to open in 2024.

Steele said all the developments have a Phase 2, with planning already underway in some cases. “The growth wave will continue,” Steele said. “We’ll see another wave of business openings in early spring and [as] summer approaches.” According to prior reporting, these businesses are coming soon to Magnolia Village: • Lowe’s • Salad and Go • Swig
