Developments underway in the South Austin area

Construction underway for South Austin luxury housing development

A 750-unit luxury multifamily housing development is coming to South Austin in 2023. In June, development, construction and investment rm OHT Partners began building Lenox Woods, the rst of two housing communities planned for a 37-acre site along South First Street. Expected to open in late 2023, Lenox Woods will include 402 units, with 288 one-bedroom apartments, 114 two-bedroom apartments. Construction for the second phase will begin in 2024, according to Ben Browder, OHT Partners vice president of development. “This is an unusually large site that will enable us to build a lot of housing, which Austin needs,”

Browder said. The two communities will be the newest additions to seven existing housing communities built by the rm in South Austin over the past 10 years, Browder said, all within around 2 miles of Lenox Woods. He said a close proximity to the South- park Meadows shopping center, The Yard mixed-use development and St. Elmo Public Market attracted OHT Partners to the area. “South Austin has experienced a tremendous amount of multifamily development in the last decade because it’s one of the most aord- able parts of the city and only 15 minutes from downtown,” Browder said in a press release. “All of the

residential growth has attracted a lot more restaurants, retailers and entertainment venues to this area in recent years, and these nearby amenities have made South Austin an even more desirable place to live.” Browder said the site’s heavily wooded areas were another incen- tive, as the development will feature two parks and an almost 1-mile trail running along the property.

Nearly 80 single-family boutique homes coming to South Austin

A new boutique housing community is making its way to South Austin. David Weekley Homes, one of the country’s largest private homebuilders, began building the rst of 79 single-family homes planned for Village on Cooper Lane in July. “We know that new home supply in this loca- tion is scarce,” said Dave Mire, division president with David Weekley Homes in Austin, in a news release. “This boutique community will be very charming.” The high-density development will feature two- and three-story city homes with farmhouse and modern exterior architecture. Five oor plans are available, ranging from 1,680-2,300 or more square feet with three to ve bedrooms, two to four full bathrooms, one to two half bathrooms and a two- car garage. Homeowners will also have access to a community pool and pavilion and front yard.

“This is not a typical large community product being developed,” said Steven P. Tennis II, project manager with David Weekley Homes, in Austin. “It will be a quaint ‘everyone knows your name’ type community.” David Weekley Homes began constructing the rst two homes July 1 with the goal of completing the entire development by the end of 2024, Tennis said. The developer is actively selling homes in Village at Cooper Lane, as the rst few homes are expected to be ready by December 2022. “With homes starting in the $600’s, we feel this community will be appealing to many lifestyles and budgets,” Tennis said. Village on Cooper Lane will be 7 miles away from downtown as well as nearby highways I-35 and MoPac.
