As the population grows in the Lake Travis region, so does the medical industry needed to support the residents. New businesses and developments are currently underway at the Lakeway Medical Village—a small collection of medical practices and a hospital owned by Baylor Scott & White in Lakeway. The village, located near Flint Rock Road, encompasses 53 acres of mixed medical and retail use, providing visitors with specialty treatment, as well as emergency and primary care. Newer developments at or near the medical village include a 42,000-square-foot medical oce building at 101 Medical Parkway, as well as an oce building project at 2909 Flint Rock Trace called The Overlook at Lakeway, per the city of Lakeway. Additionally, a new medical oce, referred to as Cherry Peak Oce Park, is rounding out its list of tenants moving into its newly constructed medical plaza, located at 3502 Wild Cherry Drive. Overall, the over 100,000 square feet of new medical space will support the region’s growing medical industry, expanding residents’ selection of care for the region.

The Baylor Scott & White Medical Cen- ter-Lakeway is one of nine hospitals owned by BS&W serving the Austin metro area. It is the second-largest employer in the city of Lakeway, just after local school district Lake Travis ISD, according to BS&W. The center has invested especially into car- diovascular services, neurosurgery and surgical spine care, said Philippe Bochaton, president of the Lakeway hospital.

The Lakeway Regional Medical Center was rst opened in 2012 at 100 Medical Parkway, Lakeway. After four years in operation, Baylor Scott & White took over ownership in 2016, marking a change in direction both for the hospital and medical district as a whole. Following that change in ownership, practices like Urology Austin, Texas Physical Therapy and Austin Plastic Surgery later moved in, creating a small hub of medical business in the city.

“The vision was really to provide a product that was ideal for small businesses to come in and be able to purchase and own their own four walls of their building,” Cherry Peak developer Todd Fletcher said. “Being near [the medical village] and sort of associated with it has been a benet for [businesses at Cherry Peak].”

Following development of the medical village, new projects like the Cherry Peak Oce Park are being constructed just outside of the medical district’s boundaries. Cherry Peak oces are being developed in two phases; the rst opened in 2023 with 16 buildings, and the second will open in 2025, oering 13 buildings.
