Large investment rms are convert- ing single-family homes to rentals, and companies are building commu- nities to rent in the Greater Houston area to meet rising rental demand amid the rising home prices and lack of inventory for buyers, experts said. In The Woodlands area, while out- side investment rms are not typically buying homes within the township’s borders, clusters of these purchases have occurred in newer developments along the Grand Parkway, Rayford

Road, and other parts of south Mont- gomery and north Harris counties. The Houston Association of Real- tors reported June 15 that year-over- year rentals increased 24.8% from May 2021 to May 2022. While rising mortgages and low inventory are con- tributing to the trend, experts said potential homebuyers are also facing competition from real estate invest- ment rms, or institutional buyers, buying properties to sell or lease. Yes, The Woodlands remains a strong sellers’ market! Real estate economists tell us that less than six months of inventory is considered a sellers’ market. At the close of June, there was less than one month of inventory in The Woodlands market alone. This is great news if you’re ready to sell. Buyer demand is still high and a sellers’ market lasts as long as demand outweighs inventory. However, buyers are very educated during this shifting financial market, so it’s important to price your home aggressively within the market range for your area. As we move closer to fall, more sellers will be listing their homes. If you’ve been going back and forth about whether or not to sell, now is absolutely a great time to capitalize on this seasonal uptick in activity. UPCOMING PROJECT Hwy. 242 widening between I-45 and FM 1488 The Texas Department of Transporta- tion in June hosted virtual meetings and an in-person meeting in Conroe to gather input on a proposed project along Hwy. 242 between I-45 and FM 1488. The project proposes adding an eastbound and westbound lane to Hwy. 242 and reducing the exist- ing vegetated median by 20 feet, converting it to a raised median. Three detention basins would also be constructed along Hwy. 242, which would require an additional 21 acres of right of way. According to TxDOT, Hwy. 242 would consist of six 12-foot lanes with 10-foot shoulders under the proposed plan. Public comments were also solicited on the proposed project through July 11. A prerecorded presentation can be viewed at www.txdot.gov by searching “SH 242 from FM 1488.”

The repairs were part of ongoing eorts to address damaged or failing road pavement. Timeline: June 2022 Cost: not available Funding source: Montgomery County Precinct 3

A project to widen Birnham Woods from two to four lanes from Waterbend Cove to Rayford Road began work in March, ocials said. The completed project will result in two lanes in each direction in addition to a left-turn lane at Birnham Woods and Waterbend and at Birnham Woods and Lexington Boulevard. Asphalt overlay between Lexington and Water- bend Cove was scheduled the week of June 20. Additional pavement and widen- ing work was also underway at Birnham Woods and Waterbend Cove. The section between Lexington and Trophy Ridge will be closed through early August. Timeline: March 2022-mid-2023

1 Gosling Road widening Work on a new bridge is underway over Spring Creek as part of a 14- to 15-month project to widen Gosling Road to four lanes between Creekside Forest Drive and Gatewood Reserve Lane. The project is a joint eort between Montgomery County Precinct 3 and Harris County Precinct 3. According to Montgomery County Precinct 3, contractor NBG Constructors nished placing bridge beams and began panel placement for the new bridge for southbound trac as of June 15. The concrete for the two southbound lanes between Gatewood Reserve and the bridge was also poured. Upcoming work scheduled included additional concrete pours for the bridge deck and bridge panel placement. The project will create two 12-foot lanes in
