Aria Isle plans nearly complete TheWoodlands build-out

One of the last parcels of land slated for single-family homes in The Woodlands will include 25 multimillion-dollar houses on Aria Isle in the East Shore community, developers The Howard Hughes Corp. announced in late 2021. Work on the project is beginning in January, said Jim Carman, president of Howard Hughes’ Houston region. The island, previously called Marshall Island or Eagle Island by residents because of American bald eagles nest- ing in the area, has been named Aria Isle by the developer, it announced in a Nov. 19 news release. The island will have 25 single-family homes on half-acre to 1-acre lots that will probably start in the $3 million range, Carman said. “[It is] one of the last single-family home pieces for The Woodlands, [and] we are very close to full build-out,” Carman said. Carman said the developer had initially agreed to build- ing no more than 30 homes on the island and has settled on 25 after meeting with residents. In addition to setting aside green space for nesting eagles, the company announced in December it will install a temporary bridge in January to divert construction trac from residents in East Shore.

Leasing continues at Waterway Towers on Woodloch Forest Drive As The Howard Hughes Corp. proceeds with leasing space in the Woodlands Towers at The Waterway building at 9950 Woodloch Forest Drive, two more companies announced they will lease entire oors in The Woodlands location. Howard Hughes purchased the towers from The Anadarko Petroleum Co. at the end of 2019. The tower located at 1201 Lake Robbins Drive is leased to Occidental Petroleum Corp., and Howard Hughes has been leasing space at the Woodloch Forest building, which it also occupies. In November, NYDIG, a bitcoin technology company, leased over 26,000 square feet of oce space at the Woodloch Forest tower. The Howard Hughes Corp. on Jan. 3 announced that energy technology and infrastructure rm Lancium Technologies Corp. will also move to the building and locate its headquarters there. The company is leasing an entire oor, or 26,530 square feet, and the new corporate headquarters will open in late spring, according to a news release. Jim Carman, president of the Houston region for Howard Hughes, said following the announcements the building is now nearly half leased.

In addition to building out single-family residential devel- opment, Howard Hughes opened a multifamily project, The Grove at Creekside Park, in summer 2021. It did not have other multifamily projects under construction as of January, Carman said. “We’re following the market demand and what consum- ers are looking for,” he said. “We’re almost 90% leased [at The Grove] after opening in June.”

John Mayner, Shenandoah Con- vention and Visitor Bureau director, said plans for the Centro Modern project for 45 townhomes o I-45 and David Memorial Drive have changed under new ownership, shifting from townhomes for purchase to rental units on the property. “My understanding is the initial properties that were sold will remain, but the new units will be rentals,” Mayner said.

Mayner said construction on a Lifetime Fitness Center on Six Pines Drive, which will include an apart- ment component, is anticipated to begin this year and will be completed in summer 2023. Renovations are also planned for the Portono Shopping Center at 19075 I-45, Ste. 285. Mayner said the former Stein Mart is being renovated for two other retail properties to come into the space.
