The Village in Colleyville, a mixed-use commercial and residential development, has seen an inux of businesses opening in 2025. The Village had lower occupancy rates than other commercial centers in the city, prompting city ocials to action, Deputy Mayor Pro Tem Scotty Richardson said. The occupancy rate for retail and restaurants in The Village jumped from 63% in January 2025 to 88.3%

Southlake City Council approves $36M capital improvement program

Council members France Scharli and Chuck Taggart voiced concerns about the barn at Bob Jones Nature Center and it not being made into a usable space. Construction of the barn began in 2021 and concluded in early 2024, according to a video on the city’s social media channels. The shell of the barn is done, but additional work was not planned until 2029. Both Scharli and Taggart asked why that was not in the five-year capital improvement program until then. “I’m just bothered that we have an expenditure like that sitting there,” Scharli said. “It’s like buying a new car and saying we can’t drive it for six years because we are not planning ahead for that. So I’d like to reconsider some of the money that we have somewhere to put toward that project.”
City of Southlake 2025-26 capital improvement projects Suggested funding from the FY 2025-26 capital improvement plan is $36.7 million and will address many items, including road expansion, park renovations and drainage improvements.
Southlake City Council approved the over $36 million capital improvement program, prioritizing road and water and wastewater projects. During the Feb. 17 council meeting, more than $36.7 million in planned projects for fiscal year 2025-26, which spans from Oct. 1, 2025, to Sept. 30, 2026, was formally approved. Council got the first look at the projects at a Jan. 6 meeting. Almost $23.23 million in cash has been allocated to the program, constituting 63% of the overall capital budget, according to city documents. Roadways and pathways, at $15.6 million, account for 42.5% of the overall FY 2025- 26 Capital Improvement Program.

With all precincts reporting statewide, several November general election matchups are set, with one race also heading to a May runo election. What you need to know In the Democratic primary for U.S. House District 24, which includes Grapevine, Colleyville and Southlake, there will be a May 26 runo between Kevin Burge and TJ Ware. The winner of the runo will face incumbent Beth Van Duyne in the November election. Incumbent Tim O’Hare won the Republican primary for the Tarrant County Judge seat. O’Hare will face the winner of the Democratic primary, Alisa Simmons, for the position in the November general election. In the Republican primary for Texas House District 98, Armin Mizani defeated Fred Tate and Zdenka “Zee” Wilcox. Mizani will face the Demo- cratic primary winner Cate Brennan, who defeated Aaron Hendley, in the November general election.

Colleyville secures $12.6M agreement for Cheek-Sparger Road Colleyville City Council approved an advanced funding agreement with the Texas Department of Transportation to help pay for the reconstruction of Cheek-Sparger Road at the Feb. 17 meeting. The overview The agreement will help pay the costs related to reconstructing Cheek-Sparger Road into a two-lane undivided road and adding turn lanes at unsafe intersections, sidewalks and shared-use paths from Bedford Road to Heritage Avenue. Additionally, a traffic signal will be installed at the intersection of Martin Parkway and Cheek-Sparger Road. The total cost for these improvements is antici- pated to be $33 million, and the advanced funding agreement will pay for $12.6 million of the project.
Grapevine-Colleyville ISD OKs search firm Grapevine-Colleyville ISD selected search firm Walsh Gallegos to help find a new superintendent at a special meeting Feb. 3. The firm is the legal counsel for nearly 500 districts, including GCISD, per a district news release. “We have a broad reach and that does help us in our superintendent search,” said Bola Ibidapo, an associate with Walsh Gallegos. What you need to know GCISD appointed Rick DeMasters as its interim superintendent in December after Brad Schnautz resigned in November and took a position as executive director of the Region 11 Education Service Center. District officials anticipate candidate interviews will start March 24, with a hire for board approval presented April 27.

As part of the agreement, Colleyville is paying $931,250 to TxDOT. Currently, the project is in the preliminary design phase, and as the project gets more fleshed out, a better cost estimate for construction will be available, City Manager Jerry Ducay said. Con- struction could begin in late 2027 or 2028. “[City officials are] going to continue to be pursuing funding [for Cheek-Sparger] for many years,” Ducay said.

The Village used to have two or three restau- rants and an ice cream shop, said Paul Blight, part- ner at Glacier Commercial Realty, a commercial real estate company that helps business owners nd spaces or landlords nd tenants, including in The Village. Now it consists of two restaurants; Temple Coee and Chick-l-A. The Village struggled during the reconstruction of SH 26, which lasted from 2015 to 2020, when access to the area was dicult, Blight said. “It wasn’t until probably three years ago that [it got] back to normal,” he said. “When SH 26 was under construction, it was a nightmare.” Then businesses were hit by the COVID-19 pandemic, mostly impacting oce spaces, which made up a big portion of The Village’s occupancy rate, Mayor Bobby Lindamood said. Oce spaces have been slower to recover. The village is now “going in the right direction,” Blight said. The city’s grant initiatives, events and accessible parking will positively impact busi- nesses, he added.
Erin Letz, a co-owner of Modern Grace and Co. Moving the Business Center and the Colleyville Chamber of Commerce headquarters to The Village has also helped support retail and restaurants in this area with additional foot trac, Alphonso said. “Being in The Village positions the Chamber right in the heart of the community—near City Hall, the library, and other businesses,” Alphonso said. “It’s also brought consistent daytime activity to the area.”
City ocials aid businesses in The Village through the Business Enhancements to Support Transformation grant, which allows start-up businesses to make interior improvements and receive a reimbursement grant from the city. Modern Grace and Co., a home-decor shop, received a grant of $25,000 in February from the city. “Opening a brick-and-mortar comes with a lot of upfront investment, and having the city partner with us made a real dierence,” said

One challenge for businesses in The Village comes from lack of convenient access because it is located away from SH 121, Blight said. This can aect foot trac businesses see. “[The Village] has got to be a destination,” Blight said. More restaurants or an ice cream shop would help bring in people, he said. “As we get a few more destination tenants here, it’ll make it more attractive for other businesses to want to come,” said Stacey Yearian, vice president at Glacier Commercial Realty. Another challenge is the parking, Letz said. “For [The Village] to feel like that walkable, charming destination we all picture, it has to be easier for customers to park,” she said. Rose created a parking map to help customers nd parking, she said at the Jan. 29 monthly economic development forum. Additionally, once construction is completed this summer on Heroes Park, a $6 million project
The opening of Heroes Park in June will also allow space for more city events, Alphonso said. "[Events bring] more consistent foot trac, introduces new visitors to The Village, and directly benets our restaurants, retailers and local businesses,” he said. The grants and additional parking could boost visitors to The Village. "These incentives [will] get The Village to be a destination and a place that people want to go," Blight said.

Sauce’d serves signature pizza, smashburgers Sauce’d Pizza and Smashburgers started with brothers and co-owners Cale and Conner Gilden- blatt working together to create the perfect pizza recipe in their backyard, Cale Gildenblatt said. Four years after opening in Grapevine in 2019, the duo added smashburgers to their menu, which became more popular than their pizza, he said. What makes them special Sauce’d smashburgers use meat from Texas farms along with premium Texas Wagyu beef. They also include a sauce made in-house, which the co-owners call their “Dad’s Burger Sauce.” “Even if it’s the same ingredients everybody else uses, there’s something special about your dad’s burger,” Cale Gildenblatt said. “That’s kind of the feel we wanted to create with our sauce.” Additionally, Sauce’d serves its signature Texas-style pizza, which involves covering the dough to the ends with sauce and folding it over to create a sauce-lled crust, he said. The pizza dough is made fresh and topped with veggies and meat cooked in-house, he said. Looking ahead The goal for the co-owners has always been to expand and see how far they can take the business without losing the quality that makes Sauce’d special, Cale Gildenblatt said. Sauce’d recently opened a food truck in a food truck park in Northlake, he said. “I think we’re at our strongest in terms of menu, ingredients [and] personnel, [and] we’re excited to see what we can do running multiple locations.”
