Immersive experiences bubble up at Grapevine Mills

Eleven months ago, Forever 21 announced it would close all of its locations, including its 25,000-square-foot location that had been at Grapevine Mills mall since 2009. On Sept. 8, the city of Grapevine and the mall announced that Bubble Planet, an interactive installation with 12 immersive, multisensory rooms, would ll that anchor spot. Bubble Planet opened Oct. 23, becoming the seventh entertainment concept that has backlled a retail vacancy since 2019. In November 2025, there were 821,299 visitors to the mall, compared to 782,946 in 2024, according to data from Placer AI, a rm that utilizes location data from mobile devices. The new attraction and holiday shopping mix contributed to an increase of 38,353 visitors, 4.9%, in foot trac in year-over- year data. This spring, Dig World will be the rst attraction added to a previously vacant spot since the mall opened in 1997. “[The mall] used to be about getting a deal, but now it’s about an experience and something memorable and worth sharing on social media, like Bubble Planet,” said Garin Giacomarro, Grapevine’s economic development director.

Colleyville, Southlake programs generate millions for local businesses

The city of Colleyville began its gift card program in 2018 and since then, has given $5.7 million to local businesses. City officials added a restaurant-only gift card program in 2024, with this year’s program running Feb. 2-March 1. The $35 restaurant-only gift card must be picked up by residents at the Colleyville Center, the recreation center and Colleyville Public Library.
Southlake Open Rewards The Southlake Open Rewards program launched Jan. 22, 2023, giving shoppers cash back for shopping in town.
The Southlake Open Rewards Program will be rolled out for the third year Feb. 1. The program, which debuted Jan. 22, 2023, provides 5% cash back through shopping, dining and entertainment at Southlake businesses through an app called Open Rewards. The city has allocated $100,000 for the program in 2026, the same amount as last year, said Dylan Duque, Southlake’s economic development and tourism specialist. The city has seen a total economic impact of $3.5 million over the last two years from the program. “We are looking at getting people back in some of the stores and out here shopping again after the Christmas season,” he said.

Colleyville residents pay new water, sewer rates Colleyville City Council unanimously approved the volumetric water and wastewater rates imposed by the Trinity River Authority, or TRA, which provides water treatment for the city. “The city of Colleyville [has] limited options as far as what we can do and so we do unfortunately accept those increases and have to pass those on to our customers,” City Manager Jerry Ducay said. The rates were passed at the Jan. 21 council meeting and went into affect Feb. 1. What’s happening? The water rate is $6.46 per 1,000 gallons, which is a 3.53% increase from the 2025 water rate, Colleyville Finance Director Cassie Smith said. The new wastewater rate is $4.65 per 1,000 gallons, which is a 7.76% increase. The new water rate is based on the volume of treated water used, and the new wastewater rate
Southlake outlines $36.7M in projects City Manager Alison Ortowski and Chief Financial Officer Sharen Jackson presented the fiscal year 2026-30 capital improvement program framework during the Southlake City Council meeting held Jan. 6. Fiscal year 2025-26 started Oct. 1 and runs through Sept. 30, per the city website. The details Ortowski said the total project cost for the next five fiscal years is $254.7 million. The FY 2025-26 project list total is estimated to be $36.7 million, according to the presenta- tion. Ortowski said city staff will continue working on the CIP plan, and projects were discussed in a Feb. 3 work session before the council meeting. Afterward, council members can adopt the CIP plan at the Feb. 17 meeting.

Grapevine-Colleyville ISD OKs $2.95M for facilities
Carroll ISD officials apply for TEA waiver Carroll ISD trustees voted to approve submitting a request to the Texas Education Agency to waive the need for any makeup days because of the winter weather-related closures Jan. 26-28. What you need to know The waiver is pending approval from the TEA, and CISD staff and students will not be required to make up the three missed work days, if granted. CISD budgets two days worth of instruc- tional minutes per school year in prepa- ration for potential missed days related to health, weather or safety, according to board documents. The waiver addresses the third missed day and seeks permission to not have any makeup days, which would be March 13 and/or April 6, if denied.
Two Grapevine-Colleyville ISD facilities will undergo roughly $3 million in renovations follow- ing trustee approval at a Jan. 22 board meeting. The details The career and technical culinary program at Colleyville Heritage High School will receive about $2.3 million to install a prep kitchen and kitchen work area, according to district documents. It will cost about $591,000 to replace the roof of the facility services office and a small warehouse, which has leaked, GCISD Chief Operations Officer Paula Barbaroux said. Both facilities are located near the GCISD administration building. “It has been leaking for quite some time and has been in need of replacement,” Barbaroux said. The projects are part of the 2024 bond package, which voters approved in May 2024, according to the district’s website.

Developers alter plan for Grapevine townhomes During a joint meeting with the Grapevine City Council and the Planning and Zoning Commission Jan. 20, both entities voted to approve amendments to a planned development overlay for The Reserve at Bear Creek, rst approved in 2018. What’s happening? Erica Marhonic, Grapevine’s director of planning services, said that Arizona-based developer BB Living is a prospective purchaser and has plans to nish the project. The developer requested a change to the proposed building elevations, reducing the height of the 69 townhomes from three stories to two stories. The presentation stated that some of the 13.6 acres have been developed, with a masonry wall surrounding the property and roads poured. According to the presentation, the townhomes will be sold individually rather than rented.
Southlake subdivision to get 6th home lot Nearly a year after initial approval, a housing development, Dove Ridge, in Southlake was revised to add an extra single-family residence. The details A request made by David Lewis from Spry Surveyors was to change the development from ve single-family residential lots to six on the 7.4-acre land. The change would remove one of the previously approved two open spaces. Dennis Killough, Southlake’s director of planning and development, said the developer had purchased 0.11 acres at 2117 E. Dove Road and is adding that into one of the open spaces and making a sixth lot.

Dig World, a construction-themed attraction, debuted at Katy Mills mall in 2022. In late 2024, ocials began scouting a second location. Grapevine Mills and Katy Mills are owned by Simon Property Group. Joe Szymaszek, Grapevine Mills general manager, got in touch with Dig World co-founder Alex Carroll, who grew up in Dallas, through the Simon connection. “I said, ‘We’ve got a site we’ve been saving for the right use,’” Szymaszek said. “When you get a chance to bring in something unique, that quickly escalates the process.” A 2.8-acre tract by Homewood Suites has remained empty since 1997. Szymaszek said the land had received inquiries for years. “We could’ve done a lot of things on this parcel, but it didn’t make sense for what we were trying to do at the mall,” he said. In early 2025, mall ocials announced Dig World would open in Grapevine. It is the third immersive destination, joining Meow Wolf and Bubble Planet, to open in the past four years.

The Texas General Store moved from Main Street in Grapevine to the mall in March to gain more consistent foot trac, owner Jessica Cruz said. “While the festivals and holiday season were great revenue generators for our business, the times between were very slow compared to the business volume at Grapevine Mills,” Cruz said in an email. Though the transition into the mall was a strug- gle with moving expenses, Cruz reported that the consistent trac throughout the year in Grapevine Mills made it worthwhile. “Our previous location was in an outdoor foot trac area,” Cruz said. “We’ve had a tornado warning during a festival and ice storm on a Saturday in December. These are times we had hoped for the highest sales, but customer volume was non-existent.” According to data from Placer AI, Main Street in Grapevine received 44,000 visits in December while Grapevine Mills received 1.4 million. “Grapevine is all about tourism,” Giacomarro

Across FM 2499, Floor & Decor will open a new location this spring at 3200 Grapevine Mills Parkway. “Grapevine Mills has been a long- standing economic development partner for the city of Grapevine and the Grapevine Chamber,” said RaDonna Hessel, CEO of the Grapevine Chamber of Commerce. “Historically, [malls] provided an exceptional tax base for the community.”

Volstead Prohibition Era Bar and Kitchen oers a full-service food and drink service in a 1920’s-in- spired environment in Southlake. Flower Mound-based restaurant group Restau- rant Ventures Unlimited opened the restaurant in summer 2024, restaurant group President Dave Coussirat said. What’s in a name? The restaurant’s name comes from the Volstead Act, Coussirat said. The Volstead Act, also called the National Prohibition Act, banned the con- sumption of alcohol in the United States in 1919. “You’re supposed to feel like you’re in the Roaring ‘20s drinking it illegally,” Coussirat said. What’s on the menu The food menu oers a mix of traditional fare, such as cheeseburgers and sh and chips, along- side lighter meals, such as sushi. In addition, the restaurant runs a brunch menu on Saturdays and Sundays, which includes break- fast egg rolls and macadamia nut soue pancakes.
It’s 5 o’clock somewhere The bar oers an array of cocktails, including six dierent martinis, along with several other old- school cocktails, Coussirat said. The restaurant’s bar also oers old fashioneds, bee’s knees and strawberry mules. “It’s a full bar with a wide selection, but you do see people having fun with some of the older martinis,” Coussirat said. The restaurant also oers a food and drink happy hour from 2-6 p.m. on the weekdays and the last hour of business every day of the week, Coussirat said. Some background Volstead is the third restaurant from Restaurant Ventures Unlimited in Dallas-Fort Worth. The company also owns Flower Mound restau- rants Tycoon and The Tavern, and the company acquired Southlake restaurant Jane in September. Looking ahead Currently, the company doesn’t plan to expand
