Development surges in Valley Ranch

Yard 99 waterfront restaurant projects

A decade since breaking ground in New Caney, Valley Ranch has seen an ongoing wave of new development with more entertainment, dining and shopping options to come, ocials with developer The Signorelli Co. said. This year, some major projects have opened or kicked o in the mixed-use development’s Entertainment District. Hope Media Group’s global headquarters opened June 5, and the East Montgomery County Improvement District’s convention center broke ground in March. The convention center alone is slated to bring $1.73 billion in area business spending and more than 500 jobs over the next 30 years. “We really want the Entertainment [District] to be energized. We want to be able to walk those streets and hear activity coming out of the building[s],” said Greg Wattson, senior vice president of commercial development for The Signorelli Co. Meanwhile, some New Caney residents cited increased trac as one downside to the growth in Valley Ranch.

$70M allocated to county road bond projects Montgomery County commissioners have allocated almost $70 million to road bond projects, which is more than half of the rst $120 million issuance from the county’s $480 million road bond, according to an update presented during the Oct. 28 Commissioners Court meeting. The breakdown Budget Ocer Amanda Carter told commissioners the rst round of funds is already more than 50% allocated within just a few months. Per the October nancial report, Precinct 4—which includes New Caney and Porter—has the third largest allocation in the rst round of funding among the four precincts at $15.7 million. The county reported $129 million in total income from the 2025 road bond program—$128 million in bond proceeds and about $1 million in interest earnings—per the October nancial report.

Finance ocials conrmed the county is already in the process of making the next round of bond funds available in early 2026.

During NCISD’s Oct. 20 regular board meet- ing—ahead of the Nov. 4 election that changed the makeup of the board—trustees unanimously approved both proposed rezoning plans with board President Creg Mixon, Assistant Secretary Angela Tompkins and trustee Beth Prykryl absent. In the fall of 2027, Highlands Middle School— NCISD’s newest school, which is currently under construction—is slated to be completed, as previ- ously reported by Community Impact. The new school requires feeder patterns to be adjusted, but the changes are also needed because the district is growing quickly, Executive Director of Operations Blake Carroll said Oct. 20. “It’s hard when you’re a growing district—you have to have the capacity,” Carroll said. “As we’re getting bigger, Tavola West is exploding so New Caney Elementary[‘s enrollment] went up [by] 250 kids in a year-and-a-half. So we have to have a little more room. Even though we’re opening a new building, we still like to balance it out before we get

Industrial park sparks job growth

Traffic can be bad along FM 1485 and Gene Campbell Road, where the industrial park is located, said Isabella Diaz, a 15-year resident of New Caney. Diaz said big trucks from the industrial park and nearby construction sites contribute to increased traffic and potholes. Mattlage said growth always has pros and cons. “The Industrial park has been there since 2002,” Mattlage said. “Developers have always known we have a business park that keeps expanding by hundreds of acres.” More than 1,000 people are already employed by companies with facilities in the industrial park, Mattlage said, and the new projects are projected to add almost 400 more jobs. “[The projects] also increase the tax base for the county,” Mattlage said. “While EMCID receives no benefit from property values, Montgomery County, our school districts, and others do.”

Activity picked up this summer at the East Montgomery County Industrial Park with four industrial projects coming soon. The largest projects are from GCP Paper USA Inc.—a paper products manufacturer—that will be opening a 566,000-square-foot manufacturing plant and a 450,000-square- foot warehouse. Construction on the $38.3 million manufacturing facility kicked off in June, while work on the warehouse is slated to begin in 2030. Construction on a new industrial facility for Tension Steel Corporation USA is estimated to begin in January. East Montgomery County Improvement District officials are also talking with Catalyst Trading Company about

What’s changed

Annual visitors to Valley Ranch Town Center have increased by 3.2 million in the last five years.

Wattson said much of the recent activity at Valley Ranch has been within the 138-acre Entertainment District, located north of Valley Ranch Town Center. In addition to Hope Media Group’s global headquarters, Lumos—an entertainment venue—opened Oct. 2. “[Valley Ranch] is just truly a vibrant place, and so there’s a lot of activity and a lot of interaction with the local community,” Hope Media Group CEO Joe Paulo said. Additionally, EMCID’s convention center is slated to open in late 2026. “The convention center will be a driver of revenue to the area,” said Kelley Mattlage, EMCID’s vice president and chief communications officer. “More people have jobs, businesses expand or new businesses come in, and then the local community has more opportunities.” Wattson said the district will eventually include an outdoor amphitheater at The Hill and Yard 99—a three-restaurant concept being designed. Meanwhile, Valley Ranch Town Center welcomed several new businesses this year, and at least four more are expected to open by next summer. “When there is an opportunity for a tenant to get into [Valley Ranch] Town Center, we don’t lack the amount of people that are interested,” Wattson said.

Montgomery County will be working with the Texas Department of Transportation to build two ramps connecting the Grand Parkway’s main lanes and frontage roads near Valley Ranch Town Center. The ramps are expected to improve traffic flow in the area, a spokesperson with Montgomery County Precinct 4 confirmed Nov. 6. The $5.8 million project will include a one-lane westbound exit ramp and a one-lane eastbound entrance ramp located along the Grand Parkway’s Segment G between where the roadway intersects with Valley Ranch Parkway and Hwy. 59. Project bidding is expected to kick off in September 2027, TxDOT Public Informa- tion Officer Leo Flores said via email Nov. 5. Esther Burchert, a resident of the Tavola neighborhood, said she has heard some people complain about an increase in traffic due to the growth in Valley Ranch, but she feels that the change is an overall positive for the community.

Staying local

It’s hard for a business not to do well at Valley Ranch Town Center, said Mark Linabury, president and CEO of the Greater East Montgomery County Chamber. However, like with any growing area, local businesses can face challenges when market- ing themselves alongside larger national chains, he added. “I would love to see a continued space for local brands, but it also gives them the challenge to … be unique and different and doing those things that makes local residents want to shop local,” Linabury said. Andrea Schlecht, the owner of dermani MEDSPA, said operating her clinic in Valley Ranch Town Center for the last two years has been a positive experience. “The area is expanding fast, but you still get the feeling of being a part of a tight-knit and super welcoming community,” Schlecht said. Wattson said The Signorelli Co. makes a con- scious effort to include local and small brands.

Wattson said The Signorelli Co. is focusing next on its Health/Wellness District, which will include medical, retail and residential offerings, according to the company’s website. Along Hwy. 59 in New Caney, 700 homes will be added to anchor the district, with construction expected to begin within the next year. Other upcoming projects are the Marketplace and Commerce East and West shopping plazas, which will be south of Valley Ranch Town Center, Wattson said. Marketplace is a 188-acre shopping center, while Commerce West/East will feature 400,000 square feet of tenant space. Some plaza tenants are new to the Houston region and may be announced as soon as December, Wattson said. “I’ve been in this business a long, long time,” Wattson said. “[Valley Ranch] is one of the strongest markets that I have [had] the pleasure to deal with.”
