Great Homes program expands eligibility More Sugar Land homeowners will be eligible for exterior home improvements reimbursement funding with the expansion of the city’s Great Homes incentive program. What's happening? The program will now allow homes in the bottom 3% of single-family property values to receive up to a 50% reimbursement for exterior repairs—up from the previous 10% and 25% of project costs, city officials announced in a Dec. 3 news release. Launched in February 2023, the program offers reimbursement for home improvement projects such as painting, siding, roofing, driveways, landscaping, windows and door replacements, per the release. Only eight homes in the bottom 3% of single-family property values have used the program since its launch. In addition to the reimbursement increase, the

Fort Bend ISD could consider closing seven campuses, ocials said at a Dec. 15 board meeting. The changes are proposed as a part of a three- year boundary planning process due to stagnant enrollment patterns, resulting in under- and overutilized campuses across the district. However, boundary drafts are subject to change, Superintendent Marc Smith said. “The scenarios that will be reviewed tonight are not nal,” he said. “The feedback of the public will be considered as we move forward in the process.” Beth Martinez, deputy superintendent chief of sta, said demographers decided to focus on the northwest, central and southeast portions of the district rather than feeder patterns to consider neighborhoods, walking distances, bus routes and special programming, while avoiding more than one transfer at each level. The proposed consolidation of campuses focuses on those with enrollment under 600 students as of Aug. 29 and the most recent facility condition scores to identify those that are less infrastructurally stable. Of the 96 ZIP codes mapped, 43% were considered “distressed”—averaging only 1.9 licensed mental health professionals, with 39 having none at all, per the report.
Despite nearly half of Greater Houston zip codes showing a lack of mental health providers, a University of Houston “mental health deserts” study found Missouri City and Sugar Land’s mental health needs mostly met. Published Oct. 15 in Frontiers of Public Health, the study showed residents in low- income and minority neighborhoods have struggled to access mental health resources. Sta-Mo Park Project: The project includes the construction of multi- purpose sports fields and courts, a multi-wheeled pump track, shade areas, multi-purpose trails, a playground and the installation of native landscaping. Update: The project is 25% through the design phase. • Timeline: Construction expected to begin this summer. • Cost: $14 million • Funding sources: Missouri City 2021 bond, Fort Bend County parks bond and Texas Parks & Wildlife Project: The project adds a new playground, picnic tables, improves lighting and landscaping, and construction of a sidewalk along Woodvale Drive. The pickleball boom has hit Houston—and it’s only going to keep growing, said Mookie McDevitt, senior vice president of Strategic Partnerships at ACE Pickleball Club, which is set to open in Sugar Land in early 2026. “Five years ago, if you walked into any bar or restaurant and said, ‘Hey, does anybody here play pickleball?’ They would have no idea what you were talking about,” McDevitt said. McDevitt said between the incoming Sugar Land location, along with the company’s Magnolia location, he thinks there is still a “tremendous amount of growth” coming to the sport, which saw its boom during the COVID-19 pandemic. A constant stream of private pickleball courts has opened or are coming to the Sugar Land and Missouri City area, including the upcoming opening of ACE, the opening of 24 Hour Pickle in February 2024 and Life Time Sugar Land’s 13-court expansion in 2023, which brings its total to 16. Life Time sees about 6,800 individual participants playing every month, said Asia Rose, pickleball director at Life Time Sugar Land. Additional private courts are also available at the Missouri City Life Time location.

Number of pickleball facilities
The Greater Houston area is leading nationally in the number of pickleball businesses with 59 facilities, according to the September and October 2025 edition of Pickleball Magazine. Meanwhile, Texas is third in the nation with 854 pickleball facilities and 3,584 courts behind Florida and California, which each have 1,667 and 1,153 courts, respectively. Pickleball has seen a 223% increase in participa- tion from 2020 to 2024, with a 15-20% projected annual increase in 2025 and 2026, according to recent data from the Sports & Fitness Industry Association. The association also named pickleball the fastest-growing sport in America in 2022. The growth is expected to hit the local area, with McDevitt opening ACE in March, and Life Time planning to cover some of its outdoor courts, Rose said. Missouri City is also in the design phase of a $15 million renovation of Sta-Mo Park, where six additional outdoor courts—including two covered courts—will be built, Jamal said. Singh said he thinks padel could be the next big thing and believes it would be easy to convert pickleball courts for the change, if necessary. “I feel like when you play the same sport for a while, sometimes you want to explore something else as well,” he said. “If you build it, people will play it,” he said.

Alphaland oers 18.5- acre tness compound Christian Guzman said he founded his tness empire on two words: become more. In 2012, Guzman began documenting his own tness journey on YouTube. He said the videos were organic and fun, but that he had no idea a career was going to come out of it. Fast forward to today, Guzman has more than a million followers on Instagram, his own tness apparel brand called Alphalete, and Alphaland, an 18.5-acre compound in Missouri City that attracts inuencers and athletes from around the world. “I wanted to create a physical location where people can come and just be motivated,” he said. What they oer Alphaland has three dierent gyms oering their own identities and environments including commercial, warehouse and outdoor gyms. The business also oers a recovery center.
In addition to three gyms, the compound also has a volleyball court, basketball court and a football/soccer eld.

A cafe built on tness, food and family Growing up, Christian Guzman’s mother, Manuela Guzman, ran her own business in Missouri City called Homemade Gourmet. Christian Guzman said she would cook sandwiches and cakes in her kitchen every morning and then deliver them to local businesses, such as hair salons. Manuela Guzman had been supportive of her son’s growing career in the tness industry and would drive around with him as he searched for potential gym locations. When Christian Guzman began designing Alphaland, he said he knew that he wanted to bring his mom into the business. “The goal was always to get my mom involved with the gym and then get her a kitchen—like a com- mercial kitchen—to let her kind of expand on that business,” he said. “So, when I walked this property and found that they had a commercial kitchen, that just felt like all signs pointing to do it.” On the menu AlphaEats oers a diverse range of options for breakfast, lunch and dinner, including breakfast sandwiches, Tex-Mex dishes, various pastas and burgers. Members can also enjoy coee and protein smoothies or build their own bowl for $15. The cafe also features grab-and-go items, such as sandwiches, salads, pastries as well as fresh fruits and vegetables. A variety of 3D Energy drinks and protein bars are also available for purchase. A closer look As they created the concept of the cafe, Christian Guzman said he wanted the space to match the look of Alphaland. “AlphaEats is the same font [as Alphaland], but we added eats,” Guzman said.
The cafe’s breakfast menu includes avocado toast, protein waes, pancakes and breakfast tacos.
