San Marcos developers begin building Phase 2 of Lively Lane
Work on the second and final phase of Lively Lane—a pocket townhome community in San Marcos located at 100 Lively Lane—has begun. The townhome community is being developed by two local San Marcos companies—real estate firm Carson Properties and architecture and urban design firm Colorspace. Project details Phase 1 of the project was completed in June 2022 and consists of 11 existing homes. Site work for Lively Lane’s second phase began in March and is expected to be completed by summer 2025. The development’s second phase will consist of 18 townhome-style condominium units across six buildings. Three of the 18 units will have a street-level space suited for small professional or light retail businesses with a two-bedroom and two-bath apartment above. The remaining units will vary between two-bedrooms, one-and-a-half baths and three bedrooms, two-and-a-half baths.
The completed project will have a total of 29 townhomes. Check this out All Phase 2 homes are being designed to the Zero Energy Ready Home program standard—which includes the Environmental Protection Agency’s Energy Star and Indoor AirPlus standards while also requiring electric vehicle charging and solar- ready infrastructure. “To our knowledge, these will be the only ZERH-certified homes in San Marcos,” said Sarah Simpson, an architect and Colorspace representa- tive, in an email to Community Impact . Each townhome has a reserved parking space equipped with infrastructure to support an EV charging station either at purchase or in the future. Buyers may also purchase a solar-covered carport or rooftop solar to make their home fully Zero Energy.
