Flower Mound officials OK development agreement Flower Mound Town Council approved an agreement with PH Land Holdings and Drees Custom Homes, the developers of Canyon Falls Village 3, a 65-home phase of the Canyon Falls neighborhood, during the Feb. 16 meeting. Council votes to deny storage facility zoning Flower Mound Town Council voted to approve a storage facility by a 3-2 vote Feb. 2, but needed four votes to overrule a recommendation of denial from the planning and zoning commission. The gist The proposed indoor storage facility would have been located on an undeveloped tract of land at the northwest corner of the intersection of Flower Mound Road and Old Orchard Lane. Several residents voiced their support for the project, but those opposed cited compat- ibility concerns with nearby residences. “If there was something different, and truly better, I believe it would have hap- pened by now,” said council member Brian Taylor, referring to the undeveloped land.

The development agreement for Canyon Falls Village 3 outlines how costs for the developer and town. $5.02M: estimated cost for infrastructure projects Over $1.3M: projected impact fee credits to the developer $3.72M: reimbursement through Denton County and Tax Increment Reinvestment Zone No. 2

The agreement will allow Flower Mound to be reimbursed for specific infrastructure projects that are necessary to complete the development, including the extension of Denton Creek Boule- vard and installation of water lines, according to terms of the agreement. The developer will be responsible for construct- ing parts of Denton Creek Boulevard, totaling around 1,205 linear feet and a further 2,065 linear feet of Mulkey Road, per the agreement. In addition to constructing the street and necessary traffic signals, the developer must also make water line and water reuse line improvements along both roadways, according to town documents.

Going forward Town officials said work on the projects is expected to begin in the first quarter of 2026 and conclude in the first quarter of 2027.

Denton County commissioner seat heads to runoff election

With precincts reporting statewide, several November general election matchups are set, while one local race will head to a runoff election. What you need to know The Republican primary for the Denton County Commissioners Court, Precinct 4 seat will head to a runoff May 26 between David Wylie and Valerie Roehrs. Both candidates failed to get over 50% in the March 3 election, which also included Gerard Hudspeth and incumbent Dianne Edmondson. In the Republican primary for Texas House District 64, incumbent Andy Hopper defeated Lisa McEntire. Hopper will face the Democratic primary winner Julie Evans, who defeated Christie Wood, in the November general election. Incumbent Brandon Gill won his Republican primary against Robert A. Chick and will face Steven Shook, who defeated Ernest R. Lineberger III in the Democratic primary, in the November election.

Lewisville ISD implements $112.5M in campus repairs In addition, the board of trustees approved $2.6 million for a roof replacement at Timber Creek

The Lewisville ISD board of trustees approved guaranteed maximum prices for improvements across eight campuses, totaling $112.5 million, at a Feb. 9 board meeting. The overview The renovations, which are funded through the 2023 and 2024 bonds and land sale funds, are a part of the 20-year life cycle maintenance and repair projects to improve older campuses. Trustees discussed the guaranteed maximum prices for the renovations at the Feb. 2 meeting, with the approved prices for the campuses being: • $18.3 million for Flower Mound Elementary • $16.4 million for Hebron Valley Elementary • $34.2 million for Lewisville High School Killough • $16.8 million for Rockbrook Elementary • $15 million for Vickery Elementary

Lewisville ISD construction costs Lewisville ISD trustees voted to approve the construction costs at the Feb. 9 board meeting.

Elementary and $5.9 million for softball and baseball locker room additions at Flower Mound High School and $3.3 million for baseball locker room additions at Marcus High School. LISD Executive Construction Director Randy Fite noted that the Flower Mound Elementary School renovations were about $1.7 million over budget and the Lewisville High School Killough project was roughly $2.8 million under budget. “I would commend the design team, we had a lot of design meetings,” Fite said. “The budget for LHS Killough is very large, and so small things that you can do to save money just add up more on a very large project.” Looking ahead The 20-year maintenance for campuses will begin this summer and be completed after the summer of 2027, per district documents.

LISD to offer full-time virtual learning for 2026-27 Lewisville ISD will expand its virtual learning offerings for the 2026-27 school year after the board of trustees approved the new programs at a

Argyle ISD approves 2 facility contracts Argyle ISD’s board of trustees started the construction process for a new elementary school and middle school by approving architectural design services and procure- ment of construction services for the two schools at a regular board meeting Jan. 20. The details District Construction Manager Jeff Koehn said both schools are scheduled to open for the 2029-30 school year. The middle school will be built along Harpole Road, according to previous reporting. The elementary school will be located in Furst Ranch along US 377, Koehn said. Both facilities will be funded through a $423 million bond approved by voters in May 2025.

Public school districts can receive state funding for students enrolled in virtual classes after the Texas Legislature passed Senate Bill 569. Students in ninth-12th grade interested in taking online classes can participate in the hybrid online program and take both virtual and in-person classes, per the website.

3 Highland Village water line replacements, sewer installation

Project: Work includes adding right-turn lanes on the west side of FM 407 and I-35W to improve congestion. The project also includes adding drainage, vehicle deection walls at the FM 407 and I-35W overpass and pavement markings. Update: The Denton County Commissioners Court approved a construction contract with Ed Bell Construction Company during its regular meeting Jan. 30. • Timeline: Construction will begin in February and will take 100 days to complete. • Cost: $3.03 million • Funding source: Denton County

Project: Work crews are replacing water lines along several neighborhood streets in Highland Village. Through the project, about 6,800 feet of new water line and 600 feet of new storm sewer pipes, will be installed. The six streets aected by the project are: Cedar Drive, Edgewood Drive, Merriman Drive, Lakeland Drive and Gayle Lane. Update: The contractor has completed installation of the water main on Merriman Drive and Gayle Lane, and has moved to install the sewer pipe on Gayle Lane and water line on Oak Street, according to a city news release from early February.

Project: Work includes replacing the 48-inch water pipe under Sunset Trail, between Rocky Point and Ridgecrest Drive. Crews will also complete other drainage work in the area. Update: A road closure along Sunset between Rocky Point and Ridgecrest is expected to end in mid- February. • Timeline: Jan. 27-March 20 • Cost: $50,000 • Funding source: town of Flower Mound

Western Flower Mound to get 300 apartments Flower Mound Town Council approved a 300-unit apartment complex during its Feb. 16 meeting. The complex will be located in the 237-acre mixed-use development, Brookview, which is located in western Flower Mound. What you need to know The proposed site plan includes four, four- story apartment buildings and 488 on-site parking spaces, according to town documents. Dallas-based developer Trinsic Residential Group designed the complex, which will sit on around 10.76 acres in Brookview. Commissioners vote no on Lakeside hotel The Flower Mound Planning and Zoning Commission recommended denial of a hotel within the Lakeside mixed-use development Feb. 9 due to parking concerns. The details Nic Ready, a development associate at Realty Capital, Lakeside’s developer, said a Residence Inn with 138 rooms would have been built. There is no date set for council consideration.

FM 407 breakout project

Denton County officials approved a little over $12.5 million for two local transportation projects to enhance mobility for area residents Jan 30. One of those is what officials call a “breakout project.” It’s work pulled out from the broader widening of FM 407 led by the Texas Department of Transportation, and focuses on the intersection at FM 407 and I-35W, which will involve adding a right-turn lane to FM 407 and the I-35W access road, respectively, on the west side of the intersection. Other improvements included in the $3.03 million project are adding drainage, updating pavement markings and updating vehicle deflection walls at the FM 407 overpass for I-35W. Dianne Edmondson, Denton County Precinct 4 commissioner, said the project should help with the broader widening of FM 407 from four to six lanes from Bill Cook Road to FM 1830 in Argyle, which could get environmental clearance in June. “We have taken the initiative to help the state with this project by getting [the] initial set-up completed so that [the FM 407 widening] might be finished earlier,” Edmondson said in an email. Tila Grant, a public information officer with TxDOT, said these improvements are the first portion of the $35 million-$40 million project in the area, which is currently unfunded. Based on state traffic count data, the number of average daily trips increased from 14,326 in 2019 to 21,051 in 2024 west of the FM 407 and I-35W intersection. East of the intersection, traffic has gone from 12,216 to 15,325 average daily trips. “The fast-paced population growth across Denton County has brought increased traffic into the FM 407 corridor,” Edmondson said. “The project on FM 407 in [the] Northlake/Argyle area has been in the making a long time.”

Because of increased traffic from 2021-2025, Flower Mound officials said the roadway does not meet recommended standards of a major arterial as outlined in the town’s thoroughfare plan. “There is increased traffic volume in the area, and currently Lakeside Parkway does not meet the cross-section of a major arterial roadway,” said Dale Crown, Flower Mound assistant director of engineering, in an email.

The second project funded by county officials is a widening of Lakeside Parkway in Flower Mound from four to six lanes. The project spans from FM 2499 to the town’s eastern border. The project also includes adding two traffic signals at the intersection of Lakeside Parkway and Silveron Boulevard and Lakeside and Enterprise Drive to better manage increased traffic conges- tion, said Matthew Hotelling, Flower Mound’s assistant director of public works. Little Joe’s Farmstead funds mission with fresh foods

Little Joe’s Farmstead serves farm-fresh foods with all proceeds given to pediatric oncology patients and their families, owner Jim Reid said. Little Joe’s opened in Argyle on Oct. 1, 2024. It is dedicated to Reid’s son, Kevin, who passed away after battling cancer, according to its website. The diner is based o Little Matt’s, which Reid opened in Houston in 2009 before giving it to a new owner who went through a similar journey as Reid. The impact The proceeds made from Little Joe’s directly impacts families by helping them fund the child’s chemotherapy, radiation treatments and everyday nancial burdens, such as house costs and car payments, Reid said. “It’s driven from a personal experience with myself [and] my son who was diagnosed at 3½ years old with cancer,” he said. “I witnessed the devastation that happens with families that come into that world.” Many families who have children with cancer experience divorce and bankruptcy, Reid said. “The whole purpose is to try to keep families together,” he said. “Once the family breaks up, that is generational, and it’s heartbreaking to me.” What’s on the menu? Reid created a menu using organic meat and

vegetables to meet the needs of children dealing with allergies or who may be immune decient due to their cancer treatments, he said. Little Joe’s also serves ice cream and dessert at The Scoop, a walk-up shop attached to the restaurant that opened in July 2025. “The whole purpose here is to attract children, parents and families,” Reid said. “That’s what we’re about, plain and simple. We wanted a better experience for the parents when they bring the kids.” Popular menu items include the chicken enchi- ladas, which uses Reid’s mother’s recipe, he said. The diner also serves salads and sandwiches, including the Alys Beach sandwich, which has grilled chicken breast, sun-dried tomatoes, basil pesto, goat cheese, arugula and Kalamata olives served on grilled sourdough bread, according to Little Joe’s website. Looking ahead Reid is planning on enhancing the outdoor dining space with trees, trails and owers for guests to enjoy in the spring. “[The garden nursery] is really cute,” he said. “We got chicken [and] rabbit coops for the kids to look at. We emphasize the kids coming up here and being able to have a good time. They can play. They can run in a safe environment, [and] moms can enjoy it.”

Reid plans to enhance the outdoor dining space with trees, trails and owers for guests to enjoy in the spring.

Flower Mound retail submarket sees vacancies grow, per Weitzman report

Across Dallas-Fort Worth the occupancy rate in retail space for 2025 was 95.3%, according to previous reporting. An annual report from Texas-based real estate firm Weitzman showed higher year-over-year vacancies within the Flower Mound submarket in 2025. The data was included in a report published following Weitzman’s 2026 Annual Forecast, an event where Executive Managing Director Bob Young presented a look back at the retail market’s performance in 2025 along with a forecast for 2026. The report has information on vacancy, an inventory of commercial space and new construction over the last year. In the Flower Mound submarket, the 2025 year-end vacancy rate for commercial space was 3.41%, an increase from the 2.58% vacancy rate at the end of 2024, per the report.
