MONTHLY COMMENTARY

We have been dealing with an inverted yield curve (shorter term rates higher than longer term rates) for a while now. For a year, analysts’ interpretation was that a recession was imminent. Now we see the yield curve flattening out, “un-inverting” if you will, as longer-term rates move higher. Is this a good sign? Are we out of the woods with regards to the long-predicted recession? Are rates rising for the right reason? Rates rising because of strong economic growth is not necessarily a bad thing. Rates rising because of overwhelming debt financing needs is another story. How do higher interest rates affect your portfolio and how should you position going forward? Come by for a visit and we’ll help you plan for the changing interest rate tide. Meanwhile, the Lone Star Groundwater Conservation District on Sept. 18 temporarily increased the amount that permitted wells can produce by 15% annually in response to the need for more water during the drought.

For the second summer in a row, drought levels in Montgomery County reached the highest category measured by the U.S. Drought Monitor. Township OKs new tree agreement The Woodlands Township board of direc- tors approved a contract Sept. 22 with Toll Brothers development to plant trees along the Harris-Montgomery County Municipal Utility District 386 detention pond to provide a visual barrier for residents in the area and future amenity options. A cost and number of trees were not announced. Quote of note “We were originally o€ered to basically maintain the trees without any real interest in the property, and that is not necessarily the best deal for the township,” Chief Operating O cer Chris Nunes said. “So we crafted an agreement that would allow us at some point in time ... to add recreational amenities around a detention pond in the future.”

The Woodlands Township board of directors, Position 5

What challenges face The Woodlands in the next two years and beyond? Maintaining a low property tax rate and preserving George Mitchell’s vision of a hometown in a natural forest, where generations live, work, worship, learn and play, [which is] jeopardized by cut-through trac, trees lost from development and nature, and increasing crime from an open Southern border.

What areas and amenities in the township should be focused on for growth? The Woodlands was recognized as the best place to live in America. Enhancing sports elds, tennis and pickleball courts, and aquatic facilities; building a performing arts center; and expanding our convention center are vital to supporting favorable sales and hotel taxes, maintaining property values, and meeting our residents’ expectations.

Shelley Sekula-Gibbs* Occupation: board-certied dermatologist, retired Relevant experience: The Woodlands Township board of directors; other elected oces www.drshelley4township.com Tricia Danto Occupation: volunteer Relevant experience: president, Cochran’s Crossing Village Association; chairman, residential design review committee www.triciadanto.com

I became a Woodlands resident in 1992, when there were few stores and restaurants and have watched it grow into what we enjoy today. Balancing revitalization while respecting George Mitchell’s vision is a signicant challenge as we look to the future.

Revitalization of our village centers is essential to our community. Residents complete their errands in the village centers, many of which are not fully leased and appear dated. Additionally, with more retirees and residents without children, we need to expand activities and events o‘ered to these growing populations.

Security of our hometown is high priority. Enhancing public safety is [the] primary goal to protect our families, homes and businesses. The township must maintain the unique amenities that residents expect and enjoy. Revitalization of aging neighborhoods and village centers is vital to the upkeep of our No. 1 hometown.

Our community thrives when residents feel safe. We must continue [our] high level of law enforcement. As our area grows, tra†c solutions and “walkability” must address residents’ concerns and preserve our high quality of life. It is time to address revitalization of our village centers and a performing arts center.
