Corporate Drive extension set to create new thoroughfare

A major arterial connection that is more than a decade in the mak- ing is moving closer to completion. Lewisville City Council awarded a contract to Irving-based Sundt Construction in December to construct an extension to Corpo- rate Drive for $43 million. Project details also include new street paving, sidewalks, trail improve- ments, drainage work and water improvement from Railroad Street to Hunes Boulevard. Corporate Drive starts in Flower Mound; runs through Carrollton, Castle Hills and The Colony; and ends in Plano. The Lewisville portion would eventually connect with Carrollton Parkway, making it a regional thoroughfare, according to documents. “Once completed, it will provide a continuous east-west thorough- fare,” Lewisville City Engineer David Salmon said. “In Lewisville specically, it will provide an alter- nate route to Business 121 with access to the Sam Rayburn Tollway and points east.”

Lewisville council approves short-term rental regulations

LISD approves next academic calendar Lewisville ISD board members approved the 2024-25 academic calendar Dec. 11, making next year’s start and end dates Aug. 13 and May 23, respectively. LISD staff and parents provided input, Chief of Staff Shawna Miller said. What happened In the chosen option, the 2024 Thanksgiv- ing break will be from Nov. 25-29 followed by winter break from Dec. 23-Jan. 3 with an early release day on Dec. 20 and a teacher work day Jan. 6. In the 2025 semester, stu- dents have spring break from March 10-14. Additionally, dates categorized as holidays and professional learning/student holidays for the 2024-25 school year include Sept. 2; Oct. 11 and 14; Nov. 5; Jan. 20, 2025; Feb. 14 and 17, 2025; and April 18, 2025.

New rental regulations Some of the amendments and additions include: • Defining short-term rental units • Requiring an annual permit prior to operating, renting, or advertising an STR • Establishing the permit application process, including the owner not being delinquent on any taxes owed to the city • The short-term rental unit has passed the inspection • Requiring operational regulations such as occupancy limitations

Short-term rental regulations are coming to Lewisville after City Council unanimously approved an ordinance that goes into effect July 8. The details The regulations include a permitting process fee, inspections, operational requirements and a process for revoking permits. The regulations create a limited parking zone which can be used regardless of the presence of a short-term rental and clarifies the remittance and audit hotel occupancy taxes for short-term rentals. Council member William Meridith said the city could look at revising part of the short-term rentals ordinance even with the passage Jan. 8. There was discussion among council members about a one-year ban on short-term rentals, but no

vote was taken. Lewisville Mayor TJ Gilmore said that proposal will go back through the planning and zoning commission before returning to council.

Coppell utility customers to pay increased rates Coppell City Council approved increases to the city’s water and sewer rates that take effect Feb. 1. A 3% price increase for refuse fees took effect Jan. 1. The details

increase. Commercial customers will pay $55 more on each bill with the new rates. New trash and recycling fees for residential customers will increase bills to $19.33 per month. For customers with a senior discount, the new monthly cost will be $17.39. Commercial customer pricing will be subject to the base 3% increase.

South Belt Line Road enters next phase Construction continues to progress in Coppell along South Belt Line Road with two-way traffic moving into the northbound travel lanes. Crews began construction on the south- bound travel lanes Dec. 18. The project is expected to be completed in June. Two-minute impact Construction is planned for the southbound lanes along South Belt Line Road between Dividend Drive and I-635, which is included in the project’s third phase. The project between Dividend Drive and I-635 includes the incorporation of left-turn lanes, driveways, and a new traffic signal at the intersection of Hackberry Road and South Belt Line Road.

Road work planned for Old Town Lewisville Nine roads near Old Town Lewisville will be repaired after Lewisville City Council approved a revised contract. The details The $766,413 project calls for an 18-month project design, followed by 18 months of construction. The

project is expected to start in 2025 and end in 2026. The funding will come from the capital project fund, according to city documents. Zooming in The project’s revised scope removes the street design, replaces utility lines, makes drainage improvements and rebuilds existing sidewalks to meet Americans with Disabilities Act-noncom- pliance standards. Existing culverts will also be upgraded. The nine streets are in the northwest Old Town area.

The Corporate Drive expansion project will connect Flower Mound to Plano without drivers needing to use a toll road, Lewisville ocials said. “It strongly connects our Castle Hills neighborhood to the rest of Lewisville,” Gilmore said. Dates to know February 2024: Work scheduled to begin on segments two and three. March/April 2024: Lewisville City Council expected to review, award bid for work needed on segments four and ve. Salmon said Corporate Drive could also provide relief on Round Grove Road or give drivers an alternate route to Business 121 in case of trac incidents. Segments two and three will deliver a four-lane divided roadway and include a 2,000-foot-long bridge across the Trinity River. These segments will be nished by 2027, city ocials said. However, Sundt ocials said segments two and three are projected to be completed several months earlier than the city’s timeline calls for it to be done. Segments four and ve would connect to Carrollton Parkway, which would eventually turn into Windhaven Parkway near the Castle Hills area. Construction could start as soon as 2025. The city of Carrollton will work with

The project’s original construction dates back to 2006 for what is now segments six and seven, which were completed near Castle Hills and Windhaven. Segment one was nished in 2013. Plans for the last four segments started more than a decade ago, Lewisville Mayor TJ Gilmore said. A bulk of the funding has came through the North Central Texas Council of Governments regional toll revenues. The rst funding was $40 million in 2010, but the estimated cost rose to $50 million in 2020. An agreement between Lewisville and the council of governments had a December deadline to award the contract for segments two and three, according to documents. Sundt’s winning bid includes funding for possible contingency issues or change orders that may arise during construction work. Gilmore said it’s been a partnership between

Another hurdle has been the need for environmental studies of the wetlands and bodies of waters surrounding the project. “It’s a major east-west spine for the community,” Gilmore said. “When you talk about roadways for people to get from point A to point B, this unlocks lands and property that [is] so accessible that it makes it commercially viable to do something with it.”

Pizzeria and more. What they’re saying

Grimaldi’s Pizzeria opened in August 2023. The restaurant serves a variety of pizzas, calzones, salads and desserts.

“We envision The Realm continuing to expand in the coming years to include more oce spaces, retail wonders, international restaurants and a hotel,” said Britton Lankford, development manager at The Realm Castle Hills.
