Nearly 5,000 multifamily housing units are under construction or proposed for the Heights, River Oaks and Montrose areas of Houston’s Inner Loop, according to a March submarket report from MRI ApartmentData. Breaking it down According to the report, 1,007 units opened in early 2025 with three different apartment com- plexes—Fairfield Sawyer Heights, Fairfield Waugh and Hanover Buffalo Bayou. An additional 359 units are slated to open this summer in the Heights. The report also shows that 3,252 units are proposed for the Heights, Washington Avenue and Montrose submarkets. The three areas are anticipated to see an additional 10 multifamily complexes in the coming years with two high-rise Heights, River Oaks, Montrose area adding 5,000 multifamily units
